Overview
Corporate Facility Manager – San Jose (Full Time, M-F)
IST Management Services is seeking a full‑time Corporate Facility Manager in San Jose, CA. This position works on‑site full time Monday – Friday, with required flexibility for after‑hours support as needed. The role performs a wide variety of general building maintenance, repairs, and upkeep of property and building for client campus.
HoursMonday through Friday, 8:00 am to 5:00 pm (on‑call for after‑hours as needed)
Compensation & BenefitsApproximate salary: $60,000.00 – $90,000.00 per year, depending on experience and qualifications.

Responsibilities- Facilities Operations Management
- Provide general and detailed maintenance, including patching, painting, lighting, light carpentry, drywall, cabinetry work, hardware repairs, rekey, cleaning, moving and other repair/replacement work as required.
- Ensure safety compliance and that all facilities meet health and safety regulations.
- Conduct weekly routine inspections of interior and exterior building(s) to catch issues early.
- Develop inventory control lists of tools, supplies and materials quarterly.
- Close daily work orders within 24‑48 hours through the Facilities Work Request System; run weekly work‑order reports for tracking.
- Provide facilities and administrative support to other site locations when necessary.
- Maintain exterior curb appeal and ensure all common areas and grounds are always clean and neat.
- Monitor facility conditions and address operational issues to maintain workplace readiness.
- Building Systems & Infrastructure
- Maintain working knowledge of HVAC, building automation systems (BAS), fire alarm systems, lighting controls, backup power systems.
- Manage upkeep of mechanical, electrical, plumbing, HVAC systems, O2 sensors, BMS, generator and FLS systems.
- Perform daily equipment maintenance checks for necessary repairs, faults and corrections.
- Inspect roof, storm drains, and arrange preventive maintenance with external vendors.
- Monitor MPOE, Electrical, Data Center and IDF rooms for storage quality.
- Plan, propose and coordinate space allocation and utilization, including office and R&D moves.
- Vendor & Contractor Management
- Manage relationships with service vendors, contractors, and property managers.
- Coordinate service visits, repairs, and preventative maintenance activities.
- Monitor vendor performance and ensure work is completed per contract scope and service expectations.
- Negotiate and oversee contracts with service providers for maintenance, security, cleaning.
- Facilities Administration, Budget Management & Documentation
- Inspect building systems and infrastructure to identify repair/ improvement needs.
- Develop maintenance and capital improvement plans for budgeting.
- Manage and maintain facility budgets for regional headquarters and other US site locations.
- Submit receipts and paperwork accurately for expense reconciliation.
- Upload and approve sustainability data reporting into Net Zero Cloud or required GS system on schedule.
- Update seating, floor, R&D plans and master vendor list monthly.
- Track facilities‑related operational expenses, capital projects, service agreements.
- Maintain and update Material Safety Data Sheet (MSDS) list.
- Emergency Preparedness & Continuity
- Respond to before‑ and after‑hours emergency calls with urgency as necessary.
- Leadership & Problem Solving
- Deliver outstanding customer service and perform other tasks as assigned by client.
- Supervise multidisciplinary teams, including maintenance, cleaning, external vendors, adhering to security protocols and ESH activities.
- Communicate effectively with internal and external customers to determine service needs.
- Analyze problems, develop practical, cost‑effective solutions, and manage multiple priorities.
- Minimum 3–5 years of facilities management or similar experience.
- Experience coordinating vendors and contractors is highly preferred.
- Familiarity with commercial building systems: HVAC, BAS, fire alarm systems, emergency power systems.
