MAINTENANCE TECHNICIAN

Position currently supports an affordable housing community. Tax Credit/Affordable housing maintenance experience preferred.

As a Maintenance Technician, you will assist in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Under the supervision of the Maintenance Supervisor and Community Manager, you will also support the make‑ready process and other property operational objectives.

Essential Duties & Responsibilities
  • Community maintenance: attend on-site daily and respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements for community common areas and units are completed.
  • Assist in scheduling and performance of all maintenance/repair‑related turn events.
  • Daily clean‑up of community exterior, grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning, maintaining accurate chemical logs.
  • Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
  • Maintain a preventative maintenance program to extend community life and minimize future repairs.
  • Follow Asset key policy, maintain a well‑organized and properly stocked maintenance shop, and adhere to safety standards and OSHA guidelines.
  • Assist Maintenance Supervisor in maintaining the hazard communications program, teaching and promoting safe work practices.
  • Participate in unit inspections and monitor equipment and supply inventory as requested.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergencies at the community.
  • Utilize property resources, equipment, and supplies efficiently.
  • Perform additional tasks and responsibilities as requested by the Maintenance Supervisor and Community Manager.
  • Manage excellent customer service, monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters and enforce community policies delegated by the supervisor.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills, ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements

The job requires regular movement between work sites, climbing ladders, stairs, ramps, and step stools; lifting and moving objects of 100+ lbs.; operating machinery, power tools, and motor vehicles; and working outdoors in various weather conditions. It also involves standing or sitting for prolonged periods and occasional overtime, weekends, and nighttime on‑call duties.

License / Equipment
  • Reliable transportation required due to the emergency on‑call responsibility.
Salary Range

Salary Range
: $21 per hour to $23 per hour
