PROJECT SERVICE TECHNICIAN (HVAC, Make Ready)
Summary of Responsibilities
The Service Technician is to assist the Lead Service Technician in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Community Manager .
Key Performance Indicators- Maintenance expenses within the Community’s Maintenance Budget
- Work Order completion within 3 days of submission
- Make Ready completion within 5 days of moveout
- Monthly completion of Hug-a-Building and Preventative Maintenance Work Orders

- Make Readies : make ready process, float and texture, hardware installation, flooring, paint, cabinetry, plumbing fixtures, caulking, windows
- Completes the MAKE READY PLANNING & PUNCHLIST prior to commencing work in a make ready by using the right-hand method
- Obtains approval of the MAKE READY PLANNING & PUNCHLIST prior to commencing work
- Utilizes the MAKE READY PLANNING & PUNCHLIST during the make ready by initial izing completed scopes
- Completes independent quality review s for the MAKE READY PLANNING & PUNCHLIST
