Job Overview
Oversee technical and mechanical work to ensure community buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.
Responsibilities- Manage work orders generated from resident requests and routine upkeep, diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements.
- Complete the make‑ready process to prepare vacant apartments for leasing, including pre‑move‑out inspections, punch lists, vendor scheduling, supplies procurement, maintenance tasks completion, and final inspections.
- Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
- Periodically inspect work performed by service team members, contractors, vendors, and service providers to assess effectiveness, verify quality, scope, and specifications, and develop corrective action plans as needed.
- Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines.
- Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
- Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and using tools and equipment efficiently.
- Conduct scheduled safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other safety laws to ensure compliance.
- Demonstrate customer service skills by treating residents respectfully, responding promptly to maintenance requests, and assigning work orders with efficiency and urgency.
