We're looking for an experienced

Facilities Lead

to take ownership of maintenance operations at our San Marcos community — an active, growing property in one of the fastest-developing submarkets between Austin and San Antonio. This is a hands-on leadership role for someone who can run a team, execute at a high standard, and thrive in a property with real momentum and a lot going on.

What you'll own

You’ll be responsible for all things maintenance at the property — the physical integrity of the community, the safety of every resident and team member, and the performance of your crew.

Specifically, you'll:
  • Lead a team of four technicians
    — coaching, mentoring, scheduling, and holding the crew to Arise's standards for quality and safety.
  • Direct make-readies
    to fast, high-quality completion so units get back to leasable condition and support our continued lease-up.
  • Manage work orders end to end
    , keeping completion inside our 3-day target and staying ahead of resident needs.
  • Run preventative maintenance and Hug-a-Building programs
    on schedule, protecting the asset and heading off problems before they start.
  • Partner closely with our Capital Improvements team
    — San Marcos has significant capital work underway, and you'll need to coordinate around it, pick up the slack when timelines are tight, and jump in to help move projects forward.
  • Coordinate vendors and contractors
    , manage parts and equipment inventory, and keep documentation and compliance tight.
  • Champion our "Nobody Gets Hurt" safety culture
    through behavior-based leadership, stop-work authority, PPE and SDS compliance, and a clean, orderly worksite.
What you bring
  • Strong facilities/maintenance management experience across building systems and property operations.
  • Proven team leadership — you can coach and develop technicians, not just direct them.
  • Hands-on trade skills across HVAC, plumbing, electrical, and carpentry, plus experience managing contractors.
  • Solid administrative discipline: work order systems, scheduling, record-keeping, and reporting (Microsoft Office and property management software).
  • A real commitment to safety and regulatory standards.
  • Strong work ethic, integrity, and the ability to prioritize and respond fast when issues come up.
  • High school diploma or equivalent required; HVAC certification is required and technical trainings a plus.
  • Ability to perform the physical work of the role — lifting, carrying, and working indoors and out.
Key performance indicators
  • Maintenance expenses within the community's budget
  • Work order completion within 3 days of submission
  • Make-ready completion within 5 days of move-out
  • Monthly completion of preventative maintenance and Hug-a-Building work orders
