Greystar Property Maintenance Technician
Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the company's standards for cleanliness, appearance, safety, and overall functionality.
Schedule8:00 am – 5:00 pm, Monday – Friday with on‑call duties required.
Responsibilities• Assist and complete work orders generated from resident requests for service and routine upkeep by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Oversee and complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor/contractor scheduling, supply procurement, completion of maintenance tasks, and inspection of finished work.
• Develop and maintain high‑quality standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect the community’s and Greystar’s standards.
• Periodically inspect work performed by service team members and contractors to assess effectiveness of policies, develop corrective action plans, and verify that work meets quality, scope, and specification requirements.
• Maintain adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and tools while staying within budgetary guidelines.
• Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
• Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.
• Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, minimizing waste with materials and supplies, and using tools and equipment appropriately.
• Conduct scheduled Greystar safety meetings, keep MSDS sheets current, and stay up‑to‑date on all OSHA and other safety laws and requirements to ensure community compliance.
• Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints about maintenance services, and addressing assigned work orders with efficiency and urgency.
Qualifications and Basic Knowledge• High school diploma, GED, or related experience and training.
• Five or more years of related experience in property maintenance, building maintenance, or a related trade.
• Provide own hand tools unless prohibited by state law; skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills to interact with residents, team members, and external contacts, responding courteously to questions and requests, and staying calm when resolving customer problems.
• Ability to read, write, and communicate effectively to represent company management, act as the first point of contact for internal and external visitors, and answer questions related to department operating policies.
• Proficiency with internet, word processing, spreadsheet, and database management programs to maintain records and provide information for the manager; property management system experience preferred.
• Mathematical skills necessary for basic arithmetic, decimals, and fractions in reviewing and completing financial, administrative, and legal documents.
Specialized Skills and Certifications• EPA Type I and II or Universal certifications if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.
• All certifications required by state and local jurisdictions.
• Valid driver’s license for operating a golf cart on the property, if applicable.
