Position: Senior Director, Facilities (SyRes)

SyRES Properties is a fast-growing, financially strong Marin-based multifamily development and management company that owns a variety of Class A apartment communities in the Western US. Over the next several years, the company will be rapidly expanding and looking to invest in new facilities.

POSITION SUMMARY:

The Senior Director, Facilities reports to the SVP, SyRES Properties and is responsible for leading the operations, maintenance strategy, and team development across a portfolio of institutional-quality multifamily properties. This role is ideal for a hands-on leader with deep technical knowledge, proven operational expertise, and the ability to implement scalable systems and performance standards.

In this leadership role, you will be responsible for developing and executing a comprehensive maintenance operations plan, establishing clear standard operating procedures, and overseeing contract management, capital project execution, and team performance. You will play a critical role in ensuring consistency, quality, cost-efficiency, and excellence across all properties.

RESPONSIBILITIES:
  • Develop and implement a portfolio-wide maintenance operations plan, including defined standards, service metrics, and inspection protocols.
  • Oversee day-to-day operations and maintenance across multiple multifamily apartment communities.
  • Recruit, train, and mentor on-site maintenance supervisors and technicians; create professional development programs and performance tracking systems.
  • Ensure consistent adherence to standard operating procedures (SOPs) and regulatory compliance across all sites.
  • Manage vendor and service contracts, including RFP processes, scope definition, and performance evaluation.
  • Collaborate with property management and ownership teams to develop annual maintenance budgets, capital improvement plans, and preventative maintenance programs.
  • Conduct site visits and audits to evaluate staff performance, building systems, safety, and adherence to operational standards.
  • Monitor key performance indicators (KPIs) related to work order completion, equipment uptime, energy use, resident satisfaction, and budget adherence.
QUALIFICATIONS:
  • 15+ years of relevant experience in multifamily property operations, facilities management, or maintenance leadership, with a minimum of 10 years in a supervisory or regional management role.
  • Demonstrated success in leading operations and maintenance teams across a portfolio of multifamily properties.
  • Strong background in SOP development, preventative maintenance planning, and contract/vendor management.
  • Hands-on experience with building systems (HVAC, plumbing, electrical, etc.) and property infrastructure is essential.
  • Proven ability to create and manage maintenance plans with performance metrics and accountability systems.
  • Effective leadership and communication skills with a passion for team development and training.
  • Proficiency in maintenance management software and data-driven operational decision-making.
  • Bachelor’s degree preferred, or equivalent experience in engineering, facilities management, construction management, or related fields.
  • Willingness and ability to travel regularly to sites across the portfolio, to include California (Bay Area, Sacramento Region), Nevada (Reno), Washington (Seattle), Oregon (Portland).
PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:
  • Occasional bending, kneeling, and lifting up to 50 lbs
  • Frequent sitting and occasional standing, walking, reaching
  • Noise level may be moderate to high at times
COMPENSATION & BENEFITS:
  • $194,400 - $222,000 based on relevant experience to the role.
