Overview

MAINTENANCE MECHANIC I — GENERAL

PURPOSE:

Performs entry-level semi-skilled electrical, plumbing, carpentry, and general maintenance duties as needed to complete daily building and facilities maintenance, custodial, event set up, event services, and event strike. Assignments may include Event Division duties, snow removal, and assistance with other Divisions as required.

MAINTENANCE MECHANIC II — GENERAL

PURPOSE:

Performed a variety of semi-skilled preventive maintenance, general equipment maintenance, electrical, plumbing, HVAC, carpentry, or painting duties as needed to complete daily building and facilities maintenance, construction, and renovation in compliance with approved plans and building codes.

MAINTENANCE MECHANIC III — GENERAL

PURPOSE:

Performs a variety of complex, journey-level skilled duties related to the maintenance, preventive maintenance, construction, and repair of town buildings, equipment, and facilities; includes lead/coordination responsibilities as described in the detailed sections below.

MAINTENANCE MECHANIC I – ESSENTIAL FUNCTIONS

This is an entry level position that may require zero to minimal experience in the duties listed below.

BUILDING SERVICES
:
Performed routine maintenance and mechanical duties for Town of Taos campus buildings, equipment, facilities, and furnishings. Duties may include painting, carpentry, plumbing, electrical, masonry, cement work, heating and air conditioning systems, roofing, custodial, and related work. Incumbents may work independently or with others to accomplish projects. Assist in skilled maintenance, preventive maintenance, and construction activities related to carpentry, plumbing, electrical, and HVAC.

Utilize CMMS and Energy Management Software. Proficiency with Windows, Word, Excel, and Outlook. Coordinate and perform general Buildings responsibilities; snow removal from sidewalks, driveways, and parking areas; operate snow plows, snow blowers, and shovels; spread snow melting chemicals as needed. Repair equipment and ensure proper operation of various equipment. Operate and maintain specialized equipment and tools, including electric motors, pumps, power washers, blowers, and similar equipment.

Perform assigned projects and inspections; perform routine maintenance.

EVENT SERVICES
:
Assigned Event responsibilities to include support for meetings, conferences, social events, and visitor services. Assist in concert venue setup and strike; sound, staging, lighting, fencing, waste management, and parking attendant duties. Provide general customer service and information related to facilities operations, schedules, and events. Assist with setup of displays for events; assist in setting up public announcement and speaker systems;

maintain clean and attractive event environs. Participate in graffiti cleanup; collect and dispose of solid waste from buildings and grounds; pick up litter.

MAINTENANCE MECHANIC II – ESSENTIAL FUNCTIONS

BUILDINGS
:
Perform skilled maintenance and repair of town buildings, equipment, facilities, and construction; troubleshoot and maintain electrical systems, backup power, switching equipment, etc.; maintain electrical components and lighting; monitor motors, belts, pulleys, and related equipment. Utilize CMMS and Energy Management Software. Perform preventive maintenance on building and facility systems; maintain HVAC systems and related components; calibrate thermostats and controls; maintain boilers, rooftop units, domestic hot water systems, and pumps.

Perform general maintenance on various building components and apparatus. Perform plumbing maintenance and installation; ensure proper pump sizing and pressure; clear drains; maintain fixtures. Perform carpentry tasks and assist in construction-related work; coordinates snow removal and related activities. Monitor safety equipment and compliance with codes and regulations.
