Assistant Facilities Manager
Under the direction of the Facilities Manager, the Assistant Facilities Manager is responsible for the overall direction, coordination, and evaluation of the Building Maintenance team and departmental programs. In the absence of the Facilities Manager, the Assistant Facilities Manager also provides support to the Grounds, Custodial, and Security teams.
The Assistant Facilities Manager is responsible for coordinating preventive maintenance and the upkeep of NMSD buildings, grounds, and campuses, and working with the Facilities Manager to provide detailed work direction to various contractors and maintenance staff. Typical duties and responsibilities include, but are not limited to, working with the Facilities Manager and Administrative Assistant to solicit proposals, initiate purchase orders, and ensuring payments to contractors are processed in a timely manner.
The role also involves maintaining accurate records and inventory; documenting work assignments and time; and reviewing and providing first-level approval of maintenance personnel's time records. Other responsibilities include directly performing various maintenance tasks as needed.
The Assistant Facilities Manager coordinates, schedules, maintains, and inspects all work related to the upkeep of buildings and campuses, ensuring tasks are completed correctly and in a timely manner. All duties are expected to be performed in a positive and receptive manner, supporting the mission and vision of the New Mexico School for the Deaf (NMSD). Additionally, the Assistant Facilities Manager serves as a role model for students, displaying professionalism, courtesy, and helpfulness.
This position directly supervises assigned employees and carries out related responsibilities as determined necessary by the Facilities Manager and in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; and addressing complaints and resolving problems.
It is anticipated and expected that all functions of this position will be performed in a positive and respectful manner, with a strong focus on advancing the mission and vision of New Mexico School for the Deaf. The duties and competencies listed are comprehensive yet not all inclusive of this position.
Essential Duties and Responsibilities (Other duties may be assigned):
- Under the supervision and direction of the Facilities Manager, Oversee the Security, Custodial, and Grounds Departments in the absence of the Facilities Manager.
- Oversees both the Santa Fe main campus and the Albuquerque preschool's building systems maintenance.
- Directly supervises the Building Maintenance Department and serves as a working member of the maintenance team.
- Assigns, schedules, and monitors the work and performance of building maintenance staff.
- Oversee skilled and semi-skilled maintenance involving HVAC, central plant, boilers, refrigeration, plumbing, electrical, mechanical, irrigation, and related building systems.
- Coordinates and oversees campus HVAC needs, working directly with HVAC contractors and on-call service providers.
- Manage contracted repairs and preventive maintenance for building systems.
- Manages preventive maintenance programs using the school's software programs.
- Coordinates with the Grounds Supervisor on integrated facilities operations.
- The Assistant Facilities Manager has general knowledge of building and ground maintenance and custodial work. He or she can perform general maintenance, and grounds work if needed or requested. Coordinates with the Grounds Supervisor on integrated facilities operations.
- Supports campus safety, security, and seasonal operations.

Qualifications:
Required Education, Experience, and Skills
- A bachelor's degree in a field related to building maintenance, construction, electrical systems, general management, administration or business.
- Expertise and at least five (5) years' experience in building maintenance and/or construction related fields.
- Proficient with the use of technology and able to learn various job-related software programs.
