Job Description
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities- Assists and completes work orders generated from resident requests for service, and performs routine upkeep by diagnosing causes of defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees and completes the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move-out inspections, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect Greystar standards.
- Periodically inspects work performed by other service team members and contractors to assess effectiveness of policies and procedures, verify quality, scope, and specifications, and develop corrective action plans as needed.
- Maintains an adequate inventory of spare parts and maintenance materials, and works with the Community Manager to order supplies and tools within budgetary guidelines.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists the Community Manager in developing the budget for regular repair and maintenance and capital projects.
- Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible and practicing correct use of tools and equipment.
- Conducts scheduled Greystar safety meetings, ensures all MSDS sheets are current and accessible, and stays up—to—date on OSHA and other safety requirements to maintain community compliance.
- Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints about maintenance services, and addressing assigned work orders with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or a related trade.
- Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
- Ability to apply principles of logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts.
- Ability to read, write, and communicate effectively to represent company management in a support capacity.
- Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and develop information for the manager’s use (property management system experience preferred).
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions for financial, administrative, and legal documents.
- EPA certifications Type I and II or Universal, if the position requires working on a sealed HVAC system to test system pressures or handle refrigerants.
- All certifications required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on the property, if applicable.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
