Maintenance Technician - Montiavo Townhomes

Grey Star -  - Responsibilities:
Complete assigned maintenance work orders and preventative maintenance on the property by diagnosing the source or cause of the defect or problem and making repairs in accordance with policies, safety standards, and code requirements;
Complete the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing tasks, and inspecting completed work;
Follow procedures for accessing and obtaining materials, supplies, equipment, tools from the property’s maintenance department and notify maintenance supervisor about re-ordering needs;
Complete documentation and paperwork to ensure service requests are documented and tracked;
Assist in maintaining grounds, common areas, and amenities by cleaning, pressure-washing breezeways/pool areas, painting curbs and signage;
Support cost-control programs by repairing rather than replacing parts when possible and using tools/materials efficiently;
Comply with safety and risk-management policies by attending trainings and reporting accidents promptly;
Periodically inspect work performed by contractors to verify quality and adherence to standards;
Assist in conducting routine property inspections to identify safety and maintenance concerns and communicate needs to management;
Physical demands include standing, walking, bending, climbing ladders, lifting up to 25 pounds solo and 50 pounds with assistance; ability to work in all weather; flexible schedule including call nights/weekends/holidays
