We are seeking a full-time Maintenance Supervisor to work at a Garden Style property with 300-350 units. The Maintenance Supervisor will be responsible for a variety of duties to ascertain we are meeting our company goals.

JOB SUMMARY

Supervise and coordinate activities of maintenance staff to ensure that all upkeep, inventory, and repair of grounds and buildings of the property are completed in an efficient manner.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Provide leadership, supervision, and direction to all maintenance staff including maintenance technicians, porters, and housekeepers.
  • Schedule and follow up on work orders and projects assigned to the maintenance team, ensuring that work is completed in a timely, efficient, and cost-effective manner.
  • Assign on-call schedules and follow up on work completed.
  • Manage all maintenance-related and capital improvement activities in conjunction with the Property Manager.
  • Ensure that the maintenance budget is managed effectively in conjunction with the Property Manager.
  • Monitor turnovers, general maintenance, repairs, maintaining fire systems, grounds upkeep, pool upkeep, and overall upkeep of the property to ensure a 50% market-ready rate at all times.
  • Implement various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the properties.
  • Develop scopes of work for small improvements/services and seek out qualified contractors to bid for the work.
  • Maintain relationships with vendors, negotiating to price, collaborating on the approved vendor list, keeping vendor list updated, and publishing the list for the properties.
  • Motivate workers to achieve work goals.
  • Maintain the required property uniform and ensure a professional appearance and attitude for all service, custodial, and grounds personnel at all times.
  • Provide assistance to maintenance staff in the following areas: assisting with work orders, repairs, and maintaining paint, carpet, appliances, plumbing, heating and air conditioning, etc.
  • Ensure compliance with OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Provide excellent customer service to residents and staff.
  • Develop and maintain relationships with local regulatory agencies to ensure compliance with applicable laws and regulations.
  • Attend meetings with the Property Manager, other department heads, and the community association to provide updates on maintenance activities and address concerns.
  • Conduct regular inspections of vacant units and common areas to identify and address maintenance needs.
  • Oversee the purchasing and inventory of maintenance equipment and supplies to ensure that necessary items are in stock and ready for use.
  • Conduct regular training sessions for maintenance staff to ensure that they are up-to-date on best practices and industry standards.
  • Develop and implement energy-saving initiatives to reduce utility costs and minimize the property's carbon footprint.
  • Review and approve invoices from vendors and contractors, ensuring that work was completed satisfactorily and within budgetary constraints.
JOB REQUIREMENTS
  • Five to ten years of experience as a Maintenance Supervisor in a residential, hospitality or similar industry.
  • High School Diploma or equivalent required;
    Technical degree preferred.
  • Minimum of 7 years' experience in maintenance, preferably in a multi-unit residential setting.
  • Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical.
  • Experience with budget management and record-keeping.
  • Excellent communication and leadership skills.
  • Must possess a valid driver's license and reliable transportation.
