We are seeking a motivated, dependable, and customer-focused Facilities Technician to join our team. This position is responsible for maintaining the overall appearance, safety, and functionality of the property through building maintenance, pool operations, grounds care, landscaping support, and pressure washing services. The ideal candidate possesses strong maintenance skills, excellent customer service abilities, and a commitment to providing a safe, clean, and welcoming environment for guests, residents, and team members.
PrimaryResponsibilities & Essential Functions
- Perform preventative maintenance and repairs on buildings, equipment, and property systems
- Troubleshoot and repair plumbing, electrical, HVAC, painting, drywall, carpentry, and general maintenance issues
- Complete work orders accurately and efficiently utilizing the property's maintenance management system
- Conduct routine inspections of facilities, equipment, and public areas to identify maintenance needs
- Maintain swimming pools, spas, and water features in accordance with health department regulations and company standards
- Test, monitor, and adjust pool water chemistry, including chlorine, pH, alkalinity, and other required readings
- Inspect, maintain, and troubleshoot pool pumps, filters, heaters, and related equipment
- Maintain current pool logs and chemical records
- Assist with landscape maintenance including trimming, edging, mulching, planting, irrigation inspections, and debris removal
- Maintain cleanliness of parking lots, sidewalks, pool decks, entrances, common areas, and exterior grounds
- Perform pressure washing of sidewalks, pool decks, building exteriors, patios, parking areas, and other exterior surfaces
- Monitor property appearance and proactively address cleanliness and safety concerns
- Respond promptly and professionally to guest, resident, and team member maintenance requests
- Assist with emergency repairs and after-hours maintenance situations as required
- Ensure compliance with all safety procedures, chemical handling requirements, and PPE standards
- Monitor work performed by outside contractors and vendors as assigned
- Maintain accurate maintenance logs, inspection reports, and equipment records
- Support departmental goals through teamwork and a positive attitude
- Perform all other duties as assigned
Education and Experience
- High school diploma or equivalent required
- Previous facilities maintenance, building maintenance, landscaping, or groundskeeping experience preferred
- Ability to read, write, speak, understand, and communicate in basic English preferred
- Experience with plumbing, electrical, HVAC, painting, carpentry, or general maintenance repairs preferred
- Certified Pool Operator (CPO) certification preferred or ability to obtain certification within a designated timeframe
- Experience operating pressure washing equipment, landscaping equipment, and power tools preferred
- Basic computer skills and ability to update electronic work orders
- Valid driver's license with acceptable driving record preferred
- Strong customer service and interpersonal skills
- Knowledge of pool operations, water chemistry, and pool equipment maintenance
- Working knowledge of plumbing, electrical, HVAC, and general maintenance systems
- Ability to troubleshoot maintenance issues and identify appropriate solutions
- Ability to safely operate power tools, landscaping equipment, and pressure washing equipment
- Strong organizational skills and attention to detail
- Ability to prioritize multiple tasks and work independently
- Ability to communicate effectively with guests, residents, vendors, and team members
- Commitment to safety, quality workmanship, and property appearance
- Frequent standing, walking, bending, kneeling, crouching, climbing, pushing, pulling, and reaching
- Ability to lift and carry up to 50 pounds regularly and up to 75 pounds occasionally with assistance
- Ability to work from ladders and elevated work areas
- Ability to operate maintenance equipment, landscaping equipment, and pressure washing equipment
- Ability to work around pools, water features, chemicals, and mechanical equipment
- Indoor and outdoor work environment
- Regular exposure to heat, humidity, sunlight, rain, and changing weather conditions
- Exposure to pool chemicals, cleaning chemicals, fertilizers, and maintenance products while utilizing proper PPE
- Exposure to power tools, electrical equipment, mechanical systems, and landscaping equipment
- May be required to work weekends, holidays, evenings, and emergency call-outs as business needs dictate
