[h3]Role Overview[/h3] [p]The Make‑Ready position assists in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role reports to the Maintenance Supervisor and Community Manager and supports all aspects of the make‑ready process and any special projects.[/p] [h3]Essential Duties & Responsibilities[/h3]
- Attend community sites daily and assist in all maintenance and repair of common areas and units.
- Ensure make‑ready units meet property standards before new residents move in, performing repairs or replacements of fixtures, painting, installing appliances, and checking plumbing and electrical systems.
- Respond to resident and management requests and work orders in a timely manner.
- Assist with scheduling and execution of all maintenance or repair‑related turn events.
- Clean and maintain exterior grounds, buildings, breezeways, and common areas.
- Perform swimming pool maintenance, including cleaning and maintaining chemical logs.
- Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
- Support a preventative maintenance program to extend community life and reduce future repairs.
- Follow company policies, safety standards, and OSHA guidelines.
- Manage the maintenance shop inventory and safety communications program.
- Participate in unit inspections as requested.
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, and work progress.
- Assist with upkeep of office, common areas, and model units.
- Report violations of community rules to the Maintenance Supervisor or Community Manager.
- Use property resources economically and perform tasks as directed by supervision.
- Provide excellent customer service and maintain positive resident relations.
- High School Diploma or Equivalent.
- Basic computer skills and ability to use on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement and electrical, mechanical tasks such as ascending/descending ladders, stairways, ramps, and step stools; lifting and moving objects up to 100 lbs; operating machinery, tools, and golf carts.
- Work in outdoor weather conditions and at various elevations.
- Perform overtime, weekends, night hours, and on‑call emergencies.
- Occasional stationary duties, standing or sitting for prolonged periods.
- Reliable transportation is required for emergency on‑call duties.
Hourly wage: $21.00–$22.00 per hour.
Full‑time employees receive a comprehensive benefits package including medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, and commission and performance bonuses where applicable. Paid sick days and company holidays are also offered.
