Location: Sault Ste. Marie

Responsibilities

  • Hands‑on maintenance of the community, including inspection, repair, and general maintenance of market‑ready apartments and other interior/exterior areas.
  • Acts as a team leader among general maintenance staff; delegates, supervises, and directs work of the department.
  • Prepares or assists in preparing market‑ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc.
  • Performs various preventative maintenance functions and records findings in the maintenance log.
  • Completes regular community inspections.
  • Responds to resident services requests and concerns in a timely manner.
  • Performs on‑call emergency service as required.
  • Assists Maintenance Director and/or Property Manager on special maintenance projects as necessary.
  • Works with general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
  • Monitors maintenance and upkeep of all mechanical equipment to the community, including water heaters, HVAC units, etc.
  • As team leader, responsible for training and supervision of community maintenance staff; involved with hiring, interviews, training, and performance reviews.
  • May assist in monitoring capital improvement projects.
  • Ensures safe work practices are followed by all maintenance staff.
  • Ensures maintenance staff performs to company standards and that service requests are handled promptly, courteously, and efficiently.
  • Understands and complies with Fair Housing laws and standards.
  • Maintains open communication with Property Manager and other community staff.
  • Represents the company in a professional manner at all times.
  • Attends and participates in training programs as requested.
  • Assists with and attends community‑sponsored resident activities and functions.
  • Transports residents and/or prospective residents via motorized vehicle throughout property grounds; runs errands as necessary.
  • Performs other related duties as assigned or requested.
Qualifications
  • Minimum Education:

    High School or GED, 18 months of Trade School.

    Minimum Experience:

    3 years.
  • Hands‑on technical work experience in plumbing, electrical, carpentry/construction, HVAC, etc.
  • Preferred Experience:

    5 years.
  • Must be EPA certifiable.
