Assistant Maintenance Director - Property; Houston, TX

What You Will Do

The Assistant Maintenance Director combines hands‑on maintenance with customer service. You will lead a maintenance team, ensure resident satisfaction, and maintain a safe, organized workplace.

• Assist with leading the maintenance team.
• Prepare make‑ready apartments.
• Complete service requests.
• Maintain inventory and shop organization.
• Perform common area maintenance.
• Participate in the preventive maintenance program.
• Participate in resident satisfaction programs.
• Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
• Participate in the CWS Risk Management and Safety Programs.

• High School diploma or GED (preferred).
• Yardi software experience (preferred).
• EPA, HVAC I & II, CPO and local certifications (required).
• 1–2 years of full‑time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC (required).
• Apartment maintenance experience (preferred).
• Valid driver’s license and current automobile insurance (required).
• Basic set of hand tools (required).
• Ability to read service requests, schedules, and converse in English.
• Basic computer skills.
• Ability to adhere to variable work schedules, including weekends and emergencies.
• Adherence to company policies, procedures, and practices.
• Ability to establish and maintain effective working relationships.
• Ability to maintain a professional and ethical atmosphere.
• Supervisory/managerial skills.
• Ability to perform work at locations other than the home property.
• Travel within major metropolitan areas and attend company functions in other cities if required.
• Ability to respond to emergencies outside normal business hours.
