This full-time, on-site Maintenance Supervisor role is based in Summerville, SC and is responsible for overseeing all maintenance operations for a residential apartment community. The Maintenance Supervisor coordinates, assigns, and reviews daily work orders, ensuring timely and high-quality completion of maintenance and repair tasks. Responsibilities include performing and supervising routine and preventive maintenance on building systems, equipment, and common areas; diagnosing and troubleshooting mechanical, electrical, and plumbing issues;

and ensuring units are ready for move-in through efficient turnover processes. The role also requires maintaining inventory of tools and supplies, managing vendor relationships, and enforcing safety protocols and regulatory compliance. The Maintenance Supervisor partners closely with property management to support resident satisfaction, respond to service requests, and uphold cleanliness and curb appeal throughout the community.

• Candidates should possess strong supervisory skills, including team leadership, workload prioritization, and performance oversight.
• Candidates should possess equipment maintenance and preventive maintenance skills to keep building systems and tools in reliable working condition.
• Candidates should possess maintenance and repair skills for common building systems, apartments, and grounds, including basic plumbing, electrical, HVAC support, and carpentry.
• Candidates should possess troubleshooting skills to diagnose and resolve maintenance issues efficiently and safely.
• Relevant experience in residential or commercial property maintenance, ideally in multifamily housing.
• Ability to work on-site, respond to urgent maintenance needs, and participate in an on-call rotation as required.
• Knowledge of safety standards, building codes, and proper use of tools and equipment.
• High school diploma or equivalent; technical certifications (e.g., HVAC, electrical, plumbing) are a plus.
• Strong communication skills and the ability to interact professionally with residents, vendors, and team members.
