Plans Examiner (Community Development)
Requisition – Community Development.
Job SummaryReport to the Building Official to review and approve plans for residential, commercial/industrial construction, and fire systems submitted to the department, ensuring compliance with International Building Codes and local ordinances.
Job Duties- Review and approve or disapprove plans requiring a permit for compliance with all building and allied codes and ordinances, using electronic means.
- Review plans for residential construction (single‑family homes, townhomes, room additions, garages) and commercial and industrial buildings.
- Conduct building, mechanical, electrical, and fire plan reviews with support from ICC‑certified colleagues.
- Approve permits for construction and planning purposes when plans are acceptable.
- Verify licensure of professionals who submitted plans, when applicable.
- Develop a daily schedule based on work requirements.
- Answer questions from homeowners and developers about permit requirements, building and zoning codes, and related matters; may serve as a village representative to resolve differences between homeowners and builders.
- Design address maps to assign and record addresses for properties and individual tenant spaces; update village property databases in coordination with the GIS Manager.
- Review and resolve citizen and other complaints; locate and submit relevant code sections and attempt informal resolution as directed by the Building Supervisor.
- Perform other duties as assigned.
- Associate’s degree in architecture, construction engineering, or a related field.
- Minimum five years of experience reading, interpreting, and/or designing drawings and prints, gained in an office of architecture, builder, or general contractor.
- International Code Council (ICC) certifications as identified and required by the Department Director; current ICC Residential, Commercial, and Fire Plans Examiner Certification is a plus, or a commitment to obtain remaining certifications within two years of employment.
- Valid driver’s license.
- Proficiency with current computer technology, job‑specific software, and customer service systems.
Physical Requirements
- Prolonged periods of concentration, proofreading, interpreting ordinances and policies, and reading site plans.
- Capacity to operate computers and related technology equipment as directed.
- Skill in conducting thorough plan/drawing reviews, proofreading, and working with figures.
- Ability to cope with numerous interruptions.
The salary range is $34.07 – $49.67 per hour based on a 40‑hour workweek. Salary is dependent on qualifications. This position is represented by a union; AFSCME collective bargaining agreement applies.
