Job Summary

The Maintenance Supervisor is responsible for leading and executing the technical, mechanical, and maintenance operations of the community. This role ensures that all interior and exterior areas—including buildings, grounds, amenities, and common spaces—are maintained to the highest standards of cleanliness, safety, appearance, and functionality.

Responsibilities
  • Assist and complete work orders generated from resident requests for service; diagnose the source of the defect or problem and make repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins: perform pre‑move‑out inspections, create a “punch” list of maintenance work, schedule vendors and contractors as needed, obtain supplies and materials, complete all maintenance tasks, and inspect finished work.
  • Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect Greystar’s high quality.
  • Periodically inspect work performed by service team members, contractors, vendors, and service providers to ensure quality, effectiveness of policies, and develop corrective action plans.
  • Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Support cost‑cutting and expense‑control programs by repairing rather than replacing parts when possible and using tools efficiently.
  • Conduct regularly scheduled safety meetings; keep MSDS sheets current and stay up to date on OSHA and other safety‑related laws.
  • Demonstrate customer‑service skills by treating residents with respect, answering questions, responding sensitively to complaints, and assigning work orders with efficiency and urgency.
Compensation

Base salary may be eligible for a quarterly or annual bonus program based on individual and company performance. Onsite positions may also participate in weekly, monthly, and/or quarterly bonus programs.
