Director of Plant Operations

Oversees maintenance of the community’s physical plant, life‑safety systems, preventative maintenance, vendor management, budgeting, OSHA safety, fleet, and staff supervision.

• Maintain equipment, building, utilities, and grounds via preventative maintenance; arrange service contracts; maintain emergency power, fire/life‑safety equipment, and inspection/drill reports.
• Respond to service requests promptly; ensure systems function safely; ensure compliance with federal, state, and local requirements.
• Advise Executive Director on short‑ and long‑range maintenance planning; manage departmental budget; explain variances; maintain parts inventory for electrical, plumbing, laundry, lighting, refrigeration, HVAC, hardware, locks, batteries, tools, and safety equipment.
• Maintain/adjust computerized controls for HVAC and other systems; maintain vehicle fleet; ensure OSHA compliance; plan staff training (emergency preparedness, PPE, mandated training).
• Hire, train, supervise, schedule, and, as applicable, discipline plant operations staff (and environmental services if not separately led); maintain vendor lists; prepare/maintain required records and reports.

• High school diploma or equivalent.

• Minimum three (3) years as a maintenance supervisor in a similarly sized facility.

• Thorough understanding of building systems and interdependencies; financial and contractor management; training and qualification assessment.
• Comfort using Gardens Care’s approved systems is required:
  Google Workspace (Docs, Sheets, Drive, Gmail, Calendar, Meet), ECP (care management), Sagely (life enrichment/ activity documentation), and ADP (timekeeping, payroll, scheduling).

• Working knowledge of refrigeration, electrical, plumbing, and pumping systems; medical clearance; valid driver’s license and acceptable record (if driving).

• Computer; printer/copier/scanner; telephone; rotary hammer; saws; welders; hoist; pullers; hand tools; routers; pneumatic tools; drills; HVAC test gear; drill press; grinder.

• Lift/carry up to 100 lbs. occasionally; push/pull up to 100 lbs. occasionally; climb/reach/ bend/twist occasionally; sit ~1 hr; stand/walk ~7 hrs per 8‑hr day.

• Medium work — 50 lbs. occasionally; 20 lbs. frequently; 10 lbs. constantly.

• Skilled trade tasks at arm’s length; machine operation without inspection.
• Outdoor exposure to weather; noise, vibration, oils, and related conditions; PPE required.
• In the course of their duties, employees may encounter residents with a range of medical and health‑related needs.
