Job GoalTo assist chief custodians with supervision of second shift staff and to perform maintenance, preventive maintenance and provide custodial coverage on an as-needed basis.
Minimum Qualifications- High school diploma or equivalent.
- Computer literate in Excel, Word, Outlook, and experience with the internet.
- Ability to operate automated system software efficiently.
- At least two years of experience in one of the following fields: custodial, electrical, plumbing, HVAC, carpentry or painting.
- Must successfully complete State of Delaware custodial training courses.
- Demonstrated ability to read, write, and do simple mathematics.
- Valid State of Delaware license.
- Work history reflects demonstrated responsibility and dependability.
- Ability to understand and follow oral and written instructions.
- Ability to physically lift at least 50 pounds to shoulder height and carry a distance of 100 feet.
- Ability to work independently and with little direct supervision.
- Ability to establish and maintain cooperative and collaborative working relationships.
- Ability to work a flexible work schedule.
- Professional appearance appropriate for the position.
- Performs nightly inspections of district facilities by identifying repairs/maintenance needs.
- Provides chief custodians with reports of second shift activities/accomplishments.
- Supervises and assists the custodial staff with special event setup/breakdown.
- Supervises, develops and monitors performance of custodial staff.
- Supervises and assists with developing work schedules for the floater custodian position.
- Assist building chiefs with completing monthly observations and annual evaluations for custodial staff.
- Provides substitute custodians with OJT (on the job training) and assists with supervision of substitutes.
- Performs preventive and corrective maintenance on district properties and related facilities, including plumbing, HVAC, carpentry, electrical and other related trades as assigned.
- Effectively and expeditiously completes vehicle and building repairs in accordance with school policy, sound maintenance practices and priority/urgency of operations.
- Conducts routine and periodic inspections of schools and facilities.
- Provides input to Supervisor of Buildings and Grounds regarding maintenance needs and makes recommendations for procurement of materials and supplies.
- Performs/conducts building and grounds maintenance inventory control activities as needed.
- Conducts inspections of facilities as assigned.
- Performs snow removal duties such as shoveling or plowing snow, spreading salt or ice remover, sanding walks, driveways, parking areas, steps, and other areas as needed.
- Reports for work when emergencies arise, which may include weather related and building system failures.
- Assists in maintaining proper IAQ requirements of heating and cooling conditions in compliance with energy management standards.
- Assists with grounds maintenance, sports field maintenance and after hour game management.
- Attends state level training mandated by Supervisor of Buildings and Grounds.
- Maintains accurate service records, coordinates and schedules vehicle inspection and major repairs, and performs general maintenance on district vehicles.
- Manages security access distribution and records.
- Assists in training of custodial staff regarding maintenance and/or repair services appropriately performed by custodial staff.
- Performs other tasks assigned by the Supervisor of Buildings and Grounds and or his designee.
Proper use of diagnostic tools and metering devices. Use of hand tools of trade and related power equipment, including brooms, mops, floor cleaning and waxing machines, vacuum cleaners, snow blowers, shovels, power mower.
Safety RequirementsFollow all applicable safety rules, procedures and regulations governing the proper use of tools and power equipment used in the performance of duties. Wears appropriate safety gear, including masks.
Travel RequirementsTravel between all district buildings and off‑site destinations is required.
Knowledge,Skills and Abilities
- Ability to follow oral or written work orders from supervisor and to coordinate work with appropriate staff.
- Ability to describe orally or in writing cleaning, maintenance and/or repair problems as needed.
- Ability to establish and maintain cooperative working relationships with district staff and others contacted in the course of work.
- Ability to subtract, multiply, divide all units, and determine measure.
- Ability to work in poor weather conditions, including heat, cold, rain or snow.
- Ability to work above ground from ladders up to a height of 30 feet and automatic lifts to complete assigned work responsibilities.
- Ability to perform work according to standard procedures and schedule set forth by Coordinator of Building and Grounds.
- Ability to operate all district equipment.
