* Salary is typically hired between the minimum and midpoint of salary range depending on experience and any rent benefit adjustments.
- Maintain the building by performing minor and routine painting, plumbing, janitorial, routine appliance upkeep, and other related maintenance activities.
- Ensure that all repairs are handled in a timely and appropriate manner.
- Initiate, perform, and oversee maintenance projects up to $300; PM approval is needed for anything more than $300.
- Work with the Community Manager on anticipated maintenance needs.
- Pickup trash on the grounds; keep breezeways, sidewalks, and grounds clear of clutter and debris; rake, shovel, prune, and maintain all landscaping; repair fences and/or walls as needed.
- Maintain all sidewalks and parking lots, including painting lines, numbers, and/or other stencils.
- Clean and turnover vacant apartments to ensure they are rent‑ready for the next tenant within 5–10 days.
- Schedule and conduct pre‑move out inspections and reporting; accurately cost out any required repairs and provide an estimate to the resident.
- Regularly check smoke detectors, change appliance filters, check air handlers, and perform other inspections when directed or required.
- Requisition supplies; purchase tools and equipment (subject to supervisor approval); keep the storeroom/shop clean, safe, and organized.
- Prepare and complete maintenance requests and work orders within 3–5 working days; update the Property Maintenance Log daily.
- Perform regular preventative maintenance inspections of all units.
- Notify the Community Manager of safety‑related issues and lease agreement violations.
- Respond promptly to after‑hours calls and complete necessary repairs.
- Travel as required for in‑person classes and annual education conferences.
- Travel between multiple sites and perform errand runs as needed.
- Perform other duties as assigned.
Education and Experience 3–5 years of related experience and/or an equivalent combination of experience in a trade such as electrical, plumbing, painting or technical school. An associate degree (A.A.) is preferred.
Certifications, Licenses, and Registrations Valid driver’s licence and insurance required.
Travel Requirements Up to 40% of the time.
Language Skills Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or employees.
Multiplication Skills Must be able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Reasoning Ability Ability to problem‑solve and deal with varied situations where only limited standardization exists; interpret a variety of instructions given in written, oral, diagram, or schedule form.
Physical Demands Regular walking; hand use; reaching; climbing or balancing; stooping, kneeling, crouching, or crawling; standing; occasional sitting; lifting 50–75 lbs regularly, occasionally lifting >100 lbs; using hand truck; vision requirements include near and distance visibility and focus ability.
Tool Requirement Cascade requires that employees supply their own tools to perform maintenance work y must acquire a list of required tools within 60 days of employment.
