JOB DESCRIPTION SUMMARY

Equinox and Radius have an immediate opening for an experienced Sr. Maintenance Supervisor! Our team members are high performers that care about customer service and exceed expectations. The Maintenance Supervisor plays a critical role in our success.

Equinox houses 204 apartments in the highly desirable Eastlake neighborhood of Seattle. Radius boasts a 282‑unit mid‑rise in the popular South Lake Union neighborhood, easily accessible by public transportation.

JOB DESCRIPTION What your day might look like
  • Being part of a team and having fun while providing excellent customer service.
  • Managing outside vendors and following up on warranties by email and phone.
  • Develop standards for the cleanliness and overall appearance of the property.
  • Knowledge of hot water repair and maintenance highly desired.
  • Basic carpentry knowledge required.
  • Supervising up to 5 employees.
  • Assist with developing the budget for regular repair and maintenance and capital expense.
  • Delegate and complete resident work orders in a timely manner.
What we are looking for
  • Vast maintenance management experience in multifamily housing.
  • Knowledge of hot water heater repair and maintenance, carpentry.
  • Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Proficient in MS Office Suite and property management software (Yardi/One Site).
  • High level of professionalism in both manner and dress.
Responsibilities
  • Manage and coordinate all technical and mechanical work for a very large property or multiple properties, ensuring the building, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards.
  • Complete work orders from resident requests, diagnosing and repairing or replacing equipment in accordance with policies, procedures, safety standards, code requirements, and budgetary constraints.
  • Oversee the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins.
  • Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, parking, and other common areas.
  • Periodically inspect work performed by service teams, contractors, vendors, and other providers to verify compliance with quality standards.
  • Maintain and order adequate inventory of spare parts and maintenance materials within budgetary guidelines.
  • Prepare the maintenance and capital expense budget, analyzing financial statements and operational reports.
  • Complete monthly preventative maintenance procedures as outlined in policy and procedure manuals.
  • Support cost‑cutting and expense‑control programs, ensuring parts are repaired when possible rather than replaced.
  • Conduct regularly scheduled safety meetings and ensure all MSDS sheets are current and accessible, complying with OSHA and other safety requirements.
  • Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints.
