Overview

The Residential Assistant Maintenance Supervisor provides mentorship, leads by example, and supervises the day‑to‑day duties of a team of Maintenance Technicians and janitorial staff. The role ensures all facets of asset integrity are met through the execution of daily, weekly, monthly, and annual responsibilities.

Responsibilities
  • Complete assignments from beginning to completion—daily, weekly, and monthly.
  • Maintain and supervise a productive, positive maintenance and janitorial team.
  • Diagnose problems and perform repairs in HVAC, electrical, plumbing, swimming pool, carpentry, dry‑wall, exterior structural, and appliance areas.
  • Promote and utilize mobile maintenance programs established by property management.
  • Train team members to perform tasks assigned to them.
  • Ensure resident maintenance issues and repairs are responded to promptly and professionally, including escalation of maintenance issues.
  • Follow up with residents verbally, via email, and through property management systems.
  • Inspect apartments before and after move‑in and move‑out, and assess unit damages and needs during turnover.
  • Delegate unit turn tasks to team members and provide updates to supervisors and other team members.
  • Inspect buildings and grounds to ensure safety and cleanliness; alert the Maintenance team to necessary attention or cleaning/reparation.
  • Assist with quality assurance by inspecting work performed by team members and vendors.
  • Support the Maintenance Manager by addressing concerns with all parties and escalating to the Manager as necessary.
  • Obtain bids or job walks from outside contractors and oversee contractor work for completeness.
  • Inspect completed contractor work and ensure it meets satisfaction criteria.
  • Support budgeting by monitoring supply usage, storage inventories, and purchase orders; order supplies and schedule vendors within budget and with supervisor approval.
  • Communicate job performance, obstacles, and solutions to the supervisor for overall maintenance functions.
  • Promote a quality living experience for all residents.
  • Complete service requests in a timely manner and respond to on‑call emergencies according to company protocol.
  • Balance preventive and reactive maintenance across public spaces, back‑of‑house, hotel, and residential towers.
  • Work closely with hotel and residential departments to achieve the best resident and guest experience.
  • Participate in company‑sponsored training programs and ensure subordinate associates attend required training.
  • Participate in company‑provided training such as fair housing, safety, non‑discrimination, and harassment prevention.
  • Comply with Company National Standards, health and safety rules, and applicable local, state, and federal laws.
  • Perform other duties as required to assist the maintenance team.
Qualifications
  • Associate’s degree or equivalent technical training in residential property maintenance (preferred).
  • Minimum of 3 years progressive experience in a maintenance field.
  • At least 2 years in a supervisory role directing a multi‑functional maintenance staff.
  • Strong mechanical aptitude and working knowledge of electrical and mechanical systems.
  • Excellent troubleshooting and diagnostic skills.
  • Ability to define problems and resolve them quickly.
  • Familiarity with local building codes and OSHA regulations.
  • Familiarity with current health and safety regulations.
  • Excellent oral and written communication skills.
  • Ability to work well with changing priorities and situations.
  • Self‑starter who can work well with people at all levels, inside and outside the community.
