Job Description Summary

The Maintenance Supervisor will oversee and perform technical and mechanical work that ensures the inside and external buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, appearance, safety and overall functionality. This position leads a small team, coordinates vendors, develops maintenance standards, manages the repair budget, and ensures compliance with safety regulations.

Responsibilities
  • Assist and complete work orders generated from resident requests, diagnosing causes, and making repairs in accordance with established policies.
  • Oversee and complete the “make‑ready” process for vacant units, including pre‑move‑out inspection, punch list creation, scheduling vendors, obtaining supplies, and final inspections.
  • Develop and maintain standards for the cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, and common areas.
  • Periodically inspect work performed by service team members, contractors and vendors to assess quality and develop corrective action plans.
  • Maintain adequate inventory of spare parts and maintenance materials and order supplies within budgetary guidelines.
  • Complete monthly preventive maintenance procedures as outlined in policy and procedure manual.
  • Assist the Community Manager in developing budgets for regular repair, maintenance, and capital projects.
  • Support cost‑cutting and expense‑control programs by repairing parts rather than replacing them and using tools efficiently.
  • Conduct scheduled safety meetings, keep MSDS sheets current, and stay updated on OSHA and safety requirements.
  • Demonstrate customer‑service skills by treating residents and others with respect, answering questions, and responding to complaints in a timely manner.
Qualifications
  • High school diploma, GED, or related experience.
  • Vast maintenance‑management experience in multifamily housing.
  • Experience in property‑management maintenance, building maintenance, or a related trade.
  • Knowledge of hot‑water heater repair and maintenance, basic carpentry, and roofing materials (shingles to BUR membrane and EPDM).
  • Proficient in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Proficient in MS Office Suite and property‑management software (Yardi/One Site).
  • Strong customer‑service and interpersonal communication skills.
  • Ability to read, write, and communicate effectively.
  • Mathematical skills for reviewing and completing financial documents.
  • EPA certification Type I and II or Universal required if working on sealed HVAC systems.
  • All certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart, if applicable.
  • Physical ability to stand, walk, sit, lift up to 25 lb independently and 50 lb with assistance, and work in all weather conditions.
  • Flexibility for a schedule that includes evenings, weekends, and holidays.
Compensation & Benefits
  • Hourly rate: $38.00 – $44.00.
  • Base hourly pay with eligibility for quarterly or annual bonuses (corporate positions) and weekly/monthly/quarterly bonuses (onsite property positions).
