Job Summary
The Danforth has an immediate opening for an experienced Maintenance Lead. This role leads the performance of technical and mechanical work that ensures the physical aspects of units, buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Leads or performs the completion of work orders generated from resident requests for service, preventative maintenance, or other maintenance needs, diagnosing issues and making repairs in accordance with policies, timelines, procedures, safety standards, and code requirements under the supervision of the Area Maintenance Manager.
- Leads or performs the completion of the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspections, creating a punch list of maintenance work needed, scheduling vendors and contractors, obtaining supplies, completing all tasks, and inspecting finished work per established timelines and policies.
- Leads or performs the process of accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department while tracking inventory, returning unused items, and ordering supplies under supervisor direction.
- Leads or performs completion of all inspections by monitoring Leonardo 247, Entrata, and other required platforms, ensuring current inspections and any future property or unit inspections required by code, regulation, or policy are completed.
- Completes documentation and paperwork in a timely, accurate, and complete fashion so service requests are appropriately documented and tracked.
- Maintains grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.
- Complies with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
- Inspects work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications as required.
- Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to areas of responsibility and reporting violations or infractions to appropriate individuals.
- Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, injuries, accidents, or other safety issues to appropriate individuals.
- Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
- Keeps abreast of current changes in technology, processes, and standards within the industry and area of responsibility by attending training, researching, and applying knowledge to improve performance.
- Incumbents work both inside and outside of apartment buildings and in all areas of the community, including amenities.
- Must be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must be able to work in all weather conditions.
- Must be able to push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
