Job Description

The Maintenance Supervisor oversees the technical and mechanical operations that keep the Baldwyn Apartments clean, safe, and fully functional. This includes managing vendors, performing hand‑tuned repairs, setting cleanliness standards, and ensuring all work adheres to company policies and local codes.

Responsibilities
  • Provide excellent customer service as part of a multidisciplinary team.
  • Manage external vendors and follow up on warranties via email and phone.
  • Develop and enforce cleanliness and appearance standards for all common areas and property exteriors.
  • Apply knowledge of hot–water repair and maintenance while performing routine inspections.
  • Apply basic carpentry skills to perform repairs and maintenance work.
  • Supervise up to five employees, providing guidance and training.
  • Assist in budgeting for regular repair, maintenance, and capital projects.
  • Delegate and complete resident work orders punctually.
  • Assist and complete resident service work orders, diagnosing causes and performing repairs according to policies and safety standards.
  • Oversee the “make‑ready” process for vacant apartments, including inspections, punch lists, vendor coordination, material procurement, and final inspections.
  • Develop community cleanliness and appearance standards for grounds, amenities, building exteriors, unit interiors, signage, leasing office, parking, and other common areas.
  • Periodically inspect the work of service team members and contractors to assess effectiveness and develop corrective action plans.
  • Maintain inventory of spare parts and maintenance materials; coordinate ordering with the Community Manager to stay within budget.
  • Complete monthly preventive maintenance procedures as outlined in the policy manual.
  • Support cost‑cutting initiatives by repairing rather than replacing parts and practicing correct tool use.
  • Conduct regular safety meetings, keep MSDS sheets current, and stay abreast of OSHA and other safety requirements.
  • Demonstrate courteous customer‑service skills, addressing resident inquiries and complaints with efficiency and urgency.
Qualifications
  • High school diploma, GED, or equivalent experience and training.
  • Experience in property‑management maintenance, building maintenance, or a related trade.
  • Own hand tools (unless prohibited by state law) and proficiency in safe use of hand tools, power tools, mechanical equipment, and measuring devices.
  • Strong logical thinking skills for diagnosing and resolving problems.
  • Excellent customer‑service and interpersonal communication skills to interact effectively with residents, clients, and coworkers.
  • Strong written and verbal communication skills for representing company management and answering questions about policies.
  • Proficiency in internet, word‑processing, spreadsheet, and database programs; property‑management‑system experience preferred.
  • Basic mathematical skills (addition, subtraction, multiplication, division, decimals, fractions) for completing financial and administrative documents.
Specialized Skills & Certifications
  • EPA TypeI andII or Universal certification if working on sealed HVAC systems, handling refrigerants, etc.
  • All state and local certifications required for the position.
  • Valid driver’s license for operating a golf cart on the property (if applicable).
Physical Demands & Travel
  • Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
  • Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Lift and maneuver up to 25pounds independently and 50pounds with assistance.
  • Travel locally or routinely for meetings, training, or other job duties.
  • Work a flexible schedule, including night, weekend, and holiday calls.
Compensation & Benefits
  • Hourly range: $27.50 – $42.00
    .
  • Base salary with eligibility for weekly, monthly, or quarterly bonuses.
