Job Overview
The Porter is responsible for the upkeep of the property in order to enhance and maintain its curb appeal. The Porter assists the rest of the staff, as directed, in managing the property efficiently.
Responsibilities- Cleaning and assisting in preventive maintenance and safety of assigned properties.
- Reporting and initiating action to correct unsafe conditions or damage to apartments and hotel property.
- Performing pressure washing, sweeping, vacuuming, mopping, dusting, and polishing of common area surfaces.
- Removing trash from common area waste bins and trash rooms, delivering to appropriate receptacles, and replacing bin liners.
- Washing down and cleaning trash rooms and trash chutes on a weekly basis.
- Monitoring all trash rooms, ensuring doors operate properly and are clean and free of debris daily.
- Monitoring, maintaining, and cleaning all areas of the parking garage.
- Monitoring dog run and pet waste stations; emptying and cleaning bins, and replenishing pet waste bags.
- Supplying and restocking common area amenities such as refrigerators and gym towels.
- Safely operating trash compactors, cardboard baler, dumpster caddy, trucking and utility hauling vehicles related to the trash program.
- Moving trash and recycling bins in and out for scheduled pickups.
- Wiping down and sanitizing gym and fitness equipment at scheduled intervals.
- Assisting with make‑readies, trash‑outs, cleaning, spiffs, changing locks, rekeys, and making keys for vacant or occupied apartments and guest rooms.
- Maintaining awareness of proper safety precautions and ensuring storage areas remain locked when not in use.
- Safeguarding all utility meter cut‑offs, apartment and fixture cut‑offs, and drain cleanouts.
- Keeping dumpster/compactor doors closed and ensuring waste is disposed in the correct recycling or waste disposal bin.
- Performing interior and exterior painting duties as assigned.
- Distributing resident communications to residents, such as upcoming events, pest control notices, and newsletters.
- Conducting all business in accordance with company policies and procedures, state and federal laws, including OSHA, ADA, and Fair Housing.
- Maintaining and keeping up exterior lighting on a regular basis.
- Monitoring, maintaining, and cleaning all interior and exterior common areas such as bathrooms, kitchens, walkways, hallways, amenity spaces, parking garage, elevators, and sidewalks.
- Performing other duties as required.
- Using AI tools responsibly for research, analysis, content development, design, reporting, or operational efficiency, and complying with privacy and confidentiality requirements.
- High school diploma or GED.
- Customer service, housekeeping, or janitorial experience preferred.
- Highly motivated and able to work independently.
- 3 weeks PTO.

Salary Range: $24.00 - $24.50 per hour.
