Maintenance Technician
The Maintenance Technician performs a variety of skilled and semi-skilled maintenance duties to support the safe, efficient, and reliable operation of buildings, grounds, and facility systems. Responsibilities include general building maintenance, painting, minor plumbing and electrical repairs, janitorial support, landscaping, preventive maintenance, and responding to maintenance work requests.
The successful candidate is customer-service oriented, demonstrates sound judgment, works independently with minimal supervision, and is committed to maintaining a safe and welcoming environment for employees, visitors, contractors, and the public.
Essential Duties & Responsibilities- General Maintenance
- Respond to maintenance work orders in a timely and professional manner.
- Perform routine repairs to building interiors and exteriors, including walls, ceilings, flooring, doors, windows, locks, cabinetry, and hardware.
- Assemble, install, repair, and relocate office furniture, fixtures, and equipment.
- Perform preventive maintenance on building systems and equipment according to established schedules.
- Conduct routine facility inspections and report deficiencies requiring corrective action.
- Maintain accurate work order documentation, labor records, and materials usage.
- Painting and Surface Repair
- Prepare surfaces by cleaning, sanding, patching, caulking, and priming.
- Paint interior and exterior surfaces including walls, ceilings, doors, trim, railings, and other building components.
- Perform drywall patching, texture repair, and finish work to maintain a professional appearance throughout the facility.
- Plumbing
- Perform minor plumbing maintenance including repair or replacement of faucets, toilets, flush valves, sink fixtures, shutoff valves, and drain assemblies.
- Clear minor drain obstructions and repair plumbing fixtures.
- Identify plumbing issues requiring licensed contractors and coordinate repairs as directed.
- Electrical
- Perform basic electrical maintenance consistent with applicable Washington State regulations, including replacing lamps, ballasts, switches, receptacles, lighting fixtures, and similar components.
- Troubleshoot lighting and minor electrical issues.
- Report or refer work requiring a licensed electrician in accordance with Washington State law.
- Custodial Support
- Assist with routine custodial duties as operational needs require.
- Sweep, mop, vacuum, scrub, strip, wax, polish, and maintain hard and soft floor surfaces.
- Clean restrooms, replenish supplies, remove trash and recycling, and maintain common areas.
- Support facility cleaning before and after meetings, programs, and special events
- Landscaping and Grounds Maintenance
- Maintain building exteriors, sidewalks, parking areas, and landscaped grounds.
- Operate lawn care equipment including mowers, trimmers, edgers, and blowers.
- Weed, prune, plant, mulch, water, and perform seasonal landscape maintenance.
- Remove litter and debris from campus grounds.
- Assist with snow and ice response as needed.
- Preventive Maintenance
- Perform scheduled inspections of mechanical, plumbing, electrical, HVAC, and life safety systems.
- Identify equipment deficiencies and recommend corrective actions.
- Assist in maintaining preventive maintenance schedules and asset records.
- Customer Service
- Provide courteous and professional service to employees, tenants, visitors, and contractors.
- Communicate effectively regarding maintenance requests and project status.
- Coordinate work activities to minimize disruption to facility operations.
- Safety and Compliance
- Perform work in accordance with applicable federal, Washington State, and local safety regulations.
- Follow organizational safety policies, including Lockout/Tagout, Hazard Communication, Personal Protective Equipment (PPE), and other applicable safety procedures.
- Maintain a clean and organized work environment.
- Immediately report unsafe conditions, incidents, or injuries.
- Participate in required safety and compliance training.
- Other duties as assigned.
- Assist with office moves, facility projects, emergency response, and event support.
- Coordinate with contractors and vendors performing maintenance work.
- Participate in an after-hours or emergency response rotation if assigned.
- Perform other duties as assigned.
Knowledge, Skills, Abilities
- Knowledge of building maintenance practices and preventive maintenance principles.
- Ability to diagnose maintenance issues and determine appropriate corrective action.
- Ability to prioritize multiple assignments while meeting operational deadlines.
- Strong customer service and interpersonal communication skills.
- Ability to work independently and collaboratively within a team environment.
- Ability to read and interpret operating manuals, safety data sheets (SDS), blueprints, and technical instructions.
Required
- High school diploma or GED.
- Two (2) years of experience performing commercial building maintenance, facilities maintenance, construction, or a related trade; or an equivalent combination of education…
