About the Role

The Building Systems Technician monitors, maintains, and troubleshoots abnormal conditions in building systems that support ZT’s 24x7 manufacturing environment, including major electrical, mechanical/HVAC systems, and a centralized chiller plant and generators. The technician uses ZT’s Building Management System to remotely monitor performance, anticipate issues, and ensure timely scheduled maintenance by self‑performing or engaging the maintenance contractor. They oversee critical mechanical and electrical building systems for engineering labs, manufacturing facilities and warehouse operations, requiring technical knowledge of chillers, HVAC, and electrical systems combined with project management skills.

What

you will do
  • Monitor ZT’s critical power, environmental, and building management systems to identify issues and minimize equipment and operational downtime.
  • Ensure uptime and maintenance of HVAC, generators and electrical distribution systems.
  • Proactively engage with business partners and the Operations Team to identify and resolve building system issues.
  • Respond to employee reports of mechanical or maintenance issues on critical systems.
  • Take daily operational readings of all mechanical equipment and inspect buildings, grounds, and equipment for unsafe or malfunctioning operation.
  • Identify and resolve issues, following the defined predictive, planned, or preventive maintenance and cleaning schedule.
  • Escort and periodically check on vendors performing maintenance to ensure compliance with company rules and operating procedures.
  • Manage inventory of spare parts pools, notifying appropriate parties when parts are used or depleted and require procurement.
  • Support startup, commissioning, and integration of new equipment and systems into the facility infrastructure.
  • Recommend corrective actions to the Facility Engineering Manager and act as a point of contact for external resources.
  • Coordinate with Facilities Staff on the timing of any work that may affect performance or cause downtime for mechanical equipment servicing the manufacturing and test facility.
  • Maintain required factory certifications for Chiller, Cooling Tower, and Generator maintenance.
What you bring
  • A minimum trade school certification in a technical field or equivalent practical experience in mechanical/HVAC systems and controls.
  • Experience with centrifugal chillers (preferred).
  • Experience in a fast‑paced manufacturing environment (preferred but not required).
  • Collaborative problem‑solving approach.
  • Ownership mentality for facility system performance and uptime.
  • Effective communication skills with internal stakeholders and contractors.
  • Ability to learn quickly and address issues as they arise.
  • Physical ability to climb and work on platforms, ladders, and under raised floors.

  • Base salary ranging from $72,800.00 to $87,500.00 annually, with final base salary determined by experience, skills, and qualifications.
