• Perform highly diversified duties to install and maintain property equipment, fixtures, or mechanical systems.
• Respond to maintenance requests from management, staff, and residents and promptly execute the requests.
• Inspect cottages, buildings, and common areas; maintain maintenance logs and work orders.
• Maintain tools and maintenance equipment to ensure they are in good working order; keep the maintenance room neat.
• Perform electrical, heating, and plumbing repairs, including basic electrical work (outlets, fixtures, breakers), basic HVAC knowledge of boilers and forced air furnaces, and basic plumbing (faucets, re-piping, toilets, sinks, drains).
• Maintain all maintenance logs, work orders, and other paperwork as needed.
• Assist in preparing vacant rooms or cottages for new guests, including carpentry, drywall, painting, staining, and other repairs and improvements.
• Ensure the property is clean, orderly, well-manicured, and guest-ready.
• Perform other duties as assigned; provide regular and reliable attendance.

• High school diploma or GED equivalent.
• Minimum 1 year of experience in a maintenance role.
• Manual dexterity and problem-solving skills; good physical condition and strength.
• A valid driver’s license may be required (dependent on property).
• Basic understanding of electrical, hydraulic, and other systems, and familiarity with tools and devices.

While performing the duties of this job, the employee is regularly required to talk and listen. The position is active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing. The employee must frequently lift or move items weighing over 50 pounds. Visual requirements include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
