Position: Facilities Technician 3

Facilities Technician 3

The Facilities Technician 3 plays a critical role in maintaining, repairing, and optimizing building systems within a large, highly regulated research facility. This hybrid facilities position focuses heavily on vivarium operations, ensuring all equipment, utilities, and environmental conditions meet strict compliance, performance, and safety standards. The role involves hands-on general repairs, preventative and corrective maintenance, and close collaboration with Facilities and Research teams to support daily operations and long-term reliability of the site.

Responsibilities:

  • Perform general facility repairs across a 420,000 sq ft site, acting as a jack-of-all-trades for building maintenance needs.
  • Support vivarium operations by conducting preventative and corrective maintenance on equipment, utilities, and building systems within controlled environments.
  • Conduct regular vivarium walkthroughs to verify cleanliness, operational readiness, and compliance with environmental and facility standards.
  • Perform troubleshooting and repair work on mechanical, plumbing, HVAC, and electrical systems, including chillers, boilers, and cooling towers.
  • Carry out welding tasks and repair casings onsite as needed to maintain equipment integrity and facility infrastructure.
  • Complete painting and finish work intermittently to maintain facility appearance and protect surfaces as required.
  • Follow and apply safety precautions and procedures consistently, including safe work practices when using ladders and working at heights.
  • Use a CMMS or digital maintenance platform to track preventive maintenance schedules, asset history, inventory, and compliance documentation.
  • Document inspections, maintenance activities, and work orders using mobile devices or tablets for real-time reporting and updates.
  • Collaborate professionally with Facilities and Research departments to coordinate work, minimize downtime, and maintain operational excellence.
  • Participate in an on-call rotation approximately every fourth week to respond to urgent facility issues during off-hours.
  • Perform environmental checks and vivarium-specific work orders to ensure systems meet regulatory and research requirements.
  • Maintain a high level of attention to detail and adherence to compliance standards in all aspects of facility maintenance.

Essential

Skills:

  • At least 5 years of maintenance experience in facilities or building systems.
  • Strong welding experience with the ability to perform repairs on casings and other facility components, even without formal certifications.
  • Hands-on experience with facility maintenance, including plumbing, HVAC, mechanical systems, and general building repairs.
  • Familiarity with chillers, boilers, and cooling towers and the ability to troubleshoot and maintain these systems.
  • Ability to perform electrical and building maintenance tasks safely and effectively.
  • Comfort working on ladders and at heights, following proper safety protocols.
  • Understanding of safety precautions and willingness to apply them consistently in a regulated environment.
  • Experience using a CMMS or digital maintenance platform such as eMaint, Maximo, FMX, Service Channel, Maintenance Connection, Upkeep, or similar.
  • Ability to track preventive maintenance schedules, asset history, inventory, and compliance documentation using maintenance software.
  • Comfort using mobile devices or tablets for inspections, reporting, and real-time updates.
  • Willingness to participate in an on-call rotation to address urgent facility issues outside of regular working hours.
  • Strong troubleshooting skills and the ability to diagnose and resolve mechanical, electrical, and environmental issues.
  • Professionalism, attention to detail, and effective collaboration skills when working with cross-functional teams.

Additional Skills &

Qualifications:

  • Experience working in controlled environments, air-handling systems, environmental chambers, or regulated research spaces.
  • Vivarium experience or familiarity with vivarium operations and standards.
  • Any previous experience in life sciences facilities or research environments is a significant plus.
  • Painting experience and ability to perform finish work as needed.
  • Experience with preventive maintenance programs and structured maintenance processes.
  • Mechanical aptitude and the ability to adapt to a wide range of facility repair tasks.
  • Strong interpersonal skills and the ability to work effectively with diverse stakeholders across Facilities and Research departments.
