Job Title:
Assistant Building Engineer
Full Time position - 40 hours per week
Schedule:
Monday - Friday, 8:30 am to 5:00 pm - on call emergency coverage and back up as required.
Salary Range: $33 - $36 per hour based on experience

The Role
The ideal candidate will have five (5) or more years of experience in the maintenance of residential building(s) including troubleshooting, repair, and maintenance of associated building systems. 3rd Class Engineering License preferred.
Leisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland is a private, age-restricted community comprised of 29 housing associations and over 8,000 residents located in Montgomery County, Maryland and is seeking an Assistant Building Engineer.
Responsibilities- Maintain, repair and replace building systems equipment associated with all HVAC and mechanical systems within assigned residential building(s) (Mutual) that comprise Leisure World of Maryland Community.
- Assist in, perform or oversee the maintenance and repair of such systems as: air conditioning, heating, plumbing, electrical lighting, utilities, elevators (as applicable), fire sprinkler, standpipe, hot water heaters, electric door answering system, fire alarm system, garage door openers, and other building equipment/systems found in a residential building.
- Provide input and assistance to the Building Engineer and other maintenance staff for overall upkeep and repair of the building(s) (Mutual).
- Assist in day-to-day oversight of contractors hired to work on these building systems.
- Provide on-call emergency coverage and backup as required.
- Assist in the execution and implementation of the preventative maintenance program, perform physical work related to preventive maintenance, respond to resident requests and recurring resident complaints.
- Troubleshoot and repair building systems and components; manage work orders; document and record system status and inspections to comply with various tenant accreditations.
- Interact daily with the Building Engineer, Property Manager, and Maintenance Assistants to assess priorities for service calls and communications.
- Collaborate with the Building Engineer and Property Manager to establish long-term needs and coordinate multiple assignments and timelines for resolution of recurring building issues.
- Maintain a customer service approach when dealing with owners, residents, renters, and contractors; communicate effectively (oral and written), listen, solve problems, and resolve disputes as required.
- Five (5) or more years of experience in maintenance of residential buildings; troubleshooting, repair, and maintenance of associated building systems.
- 3rd Class Engineering License preferred.
- Ability to interact effectively with LWMC management, staff, and, upon request, the Board of Directors.
This position interacts with LWMC management and staff to coordinate priorities and communicate effectively about service calls and maintenance needs. The role requires a customer service approach and strong communication skills.
