Position Title: Lead Building Maintenance Engineer
Location: North Bethesda, Maryland
Reports to: Property Manager
Position SummaryLead Building Maintenance Engineer is a mid-level maintenance professional responsible for the operation, maintenance, repair, and improvement of building systems in a commercial real estate setting. This role requires advanced technical knowledge, strong problem-solving skills, and a proactive approach to ensuring building integrity and tenant satisfaction.
Key Responsibilities- Perform regular inspections and maintenance of building systems to detect and address issues before they become major problems.
- Conduct repairs on electrical, plumbing, HVAC, and other mechanical systems as needed.
- Coordinate and oversee maintenance and repair projects, including managing contractors and vendors, obtaining quotes, and ensuring work is completed to industry standards.
- Maintain accurate records of maintenance and repair work, including conducting regular equipment inventory and creating maintenance schedules.
- Respond promptly to maintenance requests and emergencies, troubleshooting issues and implementing effective solutions in a timely manner.
- Conduct routine testing and maintenance of fire safety systems, ensuring compliance with all applicable regulations and standards.
- Monitor energy usage, identify inefficiencies, and implement energy‑saving initiatives to reduce costs and environmental impact.
- Stay updated on industry trends and best practices in building maintenance, and recommend improvements to enhance facility efficiency and performance.
- Collaborate with other team members to develop and implement preventive maintenance programs that extend the lifespan of equipment and systems.
- Adhere to all safety protocols, regulations, and codes, promoting a culture of safety throughout the organization.
- Perform advanced troubleshooting, diagnostics, and repairs on HVAC, electrical, plumbing, and mechanical systems.
- Conduct preventative maintenance and inspections of all building systems in accordance with company and manufacturer guidelines.
- Oversee and mentor junior technicians, ensuring safety compliance and workmanship standards are met.
- Assist in coordinating and supervising third‑party contractors and vendors performing service work on‑site.
- Monitor and respond to building management systems (BMS), work orders, and emergency maintenance calls.
- Maintain accurate records of maintenance logs, equipment inventories, and compliance reports.
- Support sustainability and energy‑efficiency initiatives across the property portfolio.
- Participate in after‑hours on‑call rotation and respond promptly to emergency situations.
- Bachelor's degree preferred, High school diploma or GED required; technical or trade school certification preferred.
- In‑depth knowledge of building systems, including HVAC, plumbing, electrical, and fire safety systems.
- Strong troubleshooting and problem‑solving skills to quickly identify and address maintenance issues.
- EPA Universal Certification for refrigerants required.
- Proficient in interpreting blueprints, technical manuals, and maintenance schematics.
- Ability to work independently and prioritize multiple tasks in a fast‑paced environment.
- Excellent communication and interpersonal skills; ability to interact professionally with tenants, vendors, and colleagues.
- Valid driver’s license and reliable transportation required.
