Maintenance Supervisor

The Maintenance Supervisor is a full-time, on-site role located in Silver Spring, MD, responsible for overseeing the physical upkeep and safety of an apartment community. This position supervises maintenance staff, assigns daily work orders, and ensures timely completion of repairs and resident service requests. The role includes performing and coordinating routine and preventive maintenance on building systems, equipment, and common areas, as well as responding to emergencies and troubleshooting mechanical or structural issues.

The Maintenance Supervisor collaborates with property management on maintenance planning, vendor coordination, inventory control, and compliance with safety, health, and environmental regulations. This role requires regular inspections of units and community spaces to maintain quality standards and supports move-in/move-out processes and capital improvement projects.

• Strong supervisory skills with experience leading maintenance teams and coordinating workloads.
• Proficiency in equipment maintenance and preventive maintenance practices for building systems and tools.
• Hands-on maintenance & repair skills across HVAC, plumbing, electrical, carpentry, and general building upkeep.
• Effective troubleshooting abilities to diagnose and resolve mechanical, structural, and systems issues.
• Knowledge of safety regulations, building codes, and best practices for residential property maintenance.
• Ability to use maintenance management software, basic computer tools, and maintain accurate records.
• Strong communication and customer service skills when interacting with residents, team members, and vendors.
• High school diploma or equivalent; technical certifications (e.g., HVAC, EPA, electrical, plumbing) are preferred.
• Ability to lift and carry materials, work in various weather conditions, and respond to after-hours emergencies as needed.
