Senior Property Maintenance Technician
The Senior Property Maintenance Technician provides support and expertise to other Service Technicians while assisting in the general maintenance and upkeep of our properties. This individual helps train and develop technicians, while supporting residents through the timely completion of maintenance service requests.

Position Responsibilities:
- Serve as a technical expert, providing guidance and assistance to Service Technicians.
- Partner with the Community Manager Float to onboard and train new Service Technicians through hands-on coaching and skill development.
- Float across properties to fill staffing gaps, offer specialized expertise, or support team members with complex tasks.
- Attend and actively participate in Technical Regional Trainings.
- Act as the regional subject matter expert, offering operational support to Service Technicians and Community Managers as needed.
- Provide regular updates to the Regional Manager regarding property needs and issues.
- Prepare and distribute Weekly Review Reports detailing regional work order activity.
- Monitor and manage key performance indicators (KPIs), including:
Work Order Days to Completion (turns, resident, internal), Resident Satisfaction Surveys (Move-In, Maintenance) and Curb Appeal Surveys - Maintain and oversee the regional on-call program calendar to ensure adequate coverage.
- Prioritize commercial work orders and support Commercial Technicians as needed.
- Support Capital Expenditure (Cap Ex) projects by coordinating tasks and aligning with the Regional Facilities Manager on scope, budget, and timelines.
- Contribute to the preventative maintenance program through regular inspections and proactive issue resolution.
- Assist with planning and executing unit turnovers, particularly at month-end.
- Help Service Technicians maintain clean, organized shops and mechanical rooms.
- Conduct regular regional tool inventory checks.
Who We're Looking For:
- High school diploma or equivalent required;
Associate's degree preferred - Minimum of 5 years of experience in a service technician or related maintenance role
- Proficiency with basic computer applications, including Microsoft Outlook, Teams, and App Folio
- Valid driver's license and access to reliable transportation
- Required Certifications (either currently in possession or willing to obtain within six months of employment):
- Boiler's License
- EPA Certification
- CAM-T (Certified Apartment Maintenance Technician)
