JOB DESCRIPTION SUMMARY
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

- Assist and complete work orders generated from resident requests for service and routine upkeep by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, creating a punch list, scheduling vendors and contractors, obtaining supplies and materials, completing tasks, and inspecting finished work.
- Develop standards for cleanliness and overall appearance of the community's grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect high quality and Greystar standards.
- Periodically inspect work performed by other service team members to assess effectiveness of policies, procedures, and develop corrective action plans as needed.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify work, materials, and services meet quality standards, scope, and specifications.
- Maintain adequate inventory of spare parts and maintenance materials; work with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist Community Manager in developing the budget for regular repair and maintenance and capital projects.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible and practicing correct use of tools and equipment.
- Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on OSHA and other safety requirements to ensure community compliance.
- Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or related trade.
- Must provide own hand tools unless prohibited by state law; must be knowledgeable and skilled in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts.
- Ability to read, write, and communicate effectively to represent company management in a support capacity, act as first point of contact for internal team members and external visitors, and answer questions related to department operating policies.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions to review and complete various financial, administrative, and legal documents.
- EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures or handle refrigerants.
- All certifications required by state and local jurisdictions.
- Valid driver's license to operate a golf cart on the property, if applicable.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
