Maintenance Manager

We are seeking an experienced Regional Maintenance Manager to support the Director of Residential Maintenance in overseeing maintenance operations across an assigned group of multi-family residential properties.

Position Summary

This position is responsible for the day-to-day oversight and support of maintenance operations within an assigned region.

The Regional Maintenance Manager works closely with property leadership and maintenance teams to ensure properties are safe, well maintained, and operating in accordance with company standards.

This role provides field leadership, coaching, inspections, troubleshooting, vendor coordination, and follow-through on maintenance initiatives established by the Director of Residential Maintenance.

Responsibilities

Key Responsibilities
  • Oversee day-to-day maintenance performance across an assigned regional portfolio and report significant issues, trends, and opportunities to the Director of Residential Maintenance.
  • Provide direct leadership, coaching, and support to assigned maintenance personnel and coordinate the work of third-party vendors. Partner with property managers regarding staffing and performance matters.
  • Implement and reinforce maintenance policies, procedures, and preventive maintenance programs established by the Director of Maintenance.
  • Ensure assigned properties are maintained in a clean, safe, and operational condition and promptly address deficiencies with the appropriate property teams.
  • Monitor compliance with applicable local, state, and federal laws, regulations, safety requirements, and company standards, escalating material concerns to the Director of Residential Maintenance.
  • Conduct regular property inspections, document findings, establish follow-up priorities, and work with on-site teams to improve maintenance performance.
  • Coordinate vendor performance, service requests, inventory levels, and maintenance schedules within the assigned region, while escalating significant vendor or service issues.
  • Monitor apartment turnovers and ensure maintenance work is completed timely and meets company quality standards.
  • Provide input to the Director of Residential Maintenance regarding regional operating and capital needs, major repairs, replacements, and budget priorities.
  • Monitor regional maintenance expenses, review significant repair costs, and elevate budget concerns or unplanned expenditures to the Director of Residential Maintenance.
  • Support recruiting, onboarding, training, scheduling, coaching, and performance evaluations for maintenance personnel in partnership with property leadership and the Director of Residential Maintenance.
  • Reinforce safety procedures, emergency response plans, and risk management practices and assist property teams during maintenance-related emergencies.
  • Perform additional duties as assigned by the Director of Residential Maintenance or executive leadership.
Qualifications Qualifications
  • College degree preferred; relevant technical training, certifications, or equivalent maintenance experience may be considered.
  • Minimum of 3–5 years of maintenance supervisory or management experience in multi-family property management, building maintenance, or facility management.
  • Experience supporting maintenance operations across multiple properties or locations preferred.
  • Strong communication, leadership, and organizational skills.
