The Senior Maintenance Technician for Property Management is responsible for maintaining residential and commercial properties in a safe, attractive, and fully functional condition. This senior-level position performs routine maintenance, preventive maintenance, inspections, and complex repairs to ensure resident satisfaction, protect property assets, and support efficient property operations.
This role is intended for an experienced maintenance professional who can work independently, lead by example, and serve as a technical resource for less experienced staff when needed.
The ideal candidate will have 3–5+ years of maintenance experience and a strong demonstrated ability to independently diagnose issues, prioritize and manage work orders, and perform repairs across a wide range of building systems. Strong problem-solving skills, attention to detail, and a proactive approach to preventive maintenance are essential. This senior position requires a higher level of judgment, reliability, and technical proficiency in executing maintenance tasks and supporting overall property performance.
Key Responsibilities:
Perform general maintenance and repair work, including plumbing, minor electrical, HVAC, carpentry, drywall, painting, and appliance repairs.
Respond promptly to maintenance requests and work orders.
Conduct routine inspections of buildings, grounds, equipment, and common areas to identify maintenance needs and safety concerns.
Complete preventive maintenance programs to extend the life of building systems and equipment.
Prepare vacant units for occupancy by completing repairs, painting, and turnover maintenance.
Troubleshoot and diagnose maintenance issues and implement effective repair solutions.
Maintain property grounds, common areas, and building exteriors to company standards.
Ensure compliance with safety regulations, company policies, and applicable building codes.
Maintain accurate records of maintenance activities, inspections, and completed work orders.
Coordinate with outside vendors and contractors when specialized repairs are required.
Monitor inventory levels and request maintenance supplies and materials as needed.
Provide professional and courteous service to residents, tenants, vendors, and property staff.
Required
Education:
High school diploma or equivalent required.
Vocational, technical, or trade school training in maintenance-related fields preferred.
Relevant industry certifications, such as HVAC, EPA Section 608, OSHA, or Certified Apartment Maintenance Technician (CAMT), are preferred.
Required
Skills and Abilities:
Knowledge of building maintenance systems, including plumbing, electrical, HVAC, carpentry, and appliance repair.
Ability to diagnose and resolve maintenance issues efficiently and safely.
Strong troubleshooting and problem-solving skills.
Ability to use hand tools, power tools, and maintenance equipment safely and effectively.
Strong organizational and time-management skills with the ability to prioritize multiple tasks.
Excellent customer service and interpersonal communication skills.
Ability to work independently with minimal supervision and as part of a team.
Basic computer skills and the ability to use maintenance management software or mobile work-order systems.
Ability to read and interpret technical manuals, safety procedures, and work orders.
Ability to lift up to 50 pounds, climb ladders, bend, stoop, and work in various indoor and outdoor environments.
Valid driver's license and reliable transportation preferred.
