Position Summary
The Part-Time Maintenance Technician is responsible for the overall maintenance, repair, and preventative care of the community's buildings, grounds, amenities, and equipment. This position plays a key role in maintaining a safe, attractive, and well-maintained living environment while providing exceptional customer service to residents.
The Maintenance Technician performs a variety of maintenance tasks including HVAC, plumbing, electrical, carpentry, appliance repair, painting, and general property maintenance. This position works closely with the Community Manager and Maintenance Supervisor to ensure the community consistently meets company standards.

Essential Duties & Responsibilities
Property Maintenance
- Perform routine maintenance and repairs on apartment homes, common areas, buildings, and community amenities.
- Complete resident service requests promptly, professionally, and in accordance with company standards.
- Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, drywall, painting, flooring, and general maintenance issues.
- Perform preventative maintenance on building systems and equipment.
- Maintain building exteriors, roofs, sidewalks, parking areas, lighting, and grounds.
- Inspect and ensure proper operation of breezeway lighting, exterior lighting, and other safety features.
- Monitor and maintain trash compactors, dumpsters, and waste collection areas, where applicable.
- Perform roof repairs and minor building repairs as needed.
- Maintain pools, fitness centers, grills, golf carts, and other community amenities, where applicable.
- Assist with seasonal maintenance and storm preparation activities.
Apartment Turnover
- Conduct move-out inspections and prepare punch lists.
- Complete apartment make-ready work, including repairs, painting, cleaning coordination, and final inspections.
- Ensure vacant apartments meet company quality standards prior to resident move-in.
Customer Service
- Deliver exceptional customer service by treating residents, guests, vendors, and team members with professionalism and respect.
- Respond to resident concerns promptly and courteously.
- Communicate repair status and maintenance updates effectively.
- Maintain a positive, solution-oriented attitude while representing the company.
Safety & Compliance
- Follow all OSHA regulations, company safety policies, and applicable federal, state, and local codes.
- Participate in scheduled safety meetings and required training.
- Maintain Safety Data Sheets (SDS) and properly handle hazardous materials.
- Report unsafe conditions immediately and assist in maintaining a safe work environment.
- Prepare the community for severe weather events and assist with recovery efforts following storms or emergencies.
Administrative Responsibilities
- Accurately document completed work orders, inspections, and preventative maintenance activities.
- Maintain organized maintenance records and inventory of tools and supplies.
- Keep the maintenance shop, storage areas, and equipment clean, organized, and safe.
- Assist in monitoring inventory and notifying supervisors when supplies require replenishment.
On-Call Responsibilities
- Participate in the property's emergency on-call rotation as scheduled.
- Respond to emergency maintenance requests in a timely manner.
