Position Overview
Maintenance Manager at Inlet Coastal Resort, an assisted living and memory care community, responsible for maintaining a safe, comfortable, and fully operational environment for residents and staff.
Key Responsibilities- Develop and execute preventive maintenance schedules for HVAC, plumbing, electrical, and life safety systems.
- Perform hands‑on repairs (drywall, painting, plumbing, carpentry, basic electrical) and coordinate specialized projects with external contractors.
- Ensure curb appeal and property upkeep, including landscaping and parking areas.
- Prepare vacated apartments for new residents, maintaining high quality standards.
- Conduct daily, weekly, and monthly safety rounds and resolve hazards.
- Maintain compliance with Department of Health, fire marshal, and OSHA regulations.
- Oversee testing and documentation of fire alarms, sprinkler systems, and emergency generators.
- Lead the facility’s emergency response plan and train staff on protocols.
- Hire, train, schedule, and supervise maintenance and janitorial staff.
- Track maintenance expenses, manage inventory of tools and parts, and operate within the approved annual budget.
- Solicit bids, schedule, and oversee external contractors and service technicians.
- Manage the daily facility work order system, ensuring resident and staff requests are addressed promptly and courteously.
- High school diploma or equivalent; technical/trade school certification in HVAC, plumbing, or electrical preferred.
- Minimum 3–5 years of maintenance experience, with at least 1 year in a supervisory role; assisted living, healthcare, or hospitality experience highly preferred.
- Strong knowledge of building systems, safety codes, and basic tools.
- Excellent communication and customer service skills; compassionate and patient when interacting with elderly residents.
- Ability to lift up to 50 lbs, pass a background check, and maintain required immunizations (e.g., annual TB test).
