Job Description:

## Position Summary The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of the property, ensuring the community is safe, well-maintained, and operating efficiently. This role leads the maintenance team, coordinates preventive maintenance programs, manages vendor relationships, and ensures timely completion of service requests while delivering exceptional customer service to residents.## Essential Responsibilities
* Supervise, train, schedule, and mentor maintenance technicians and grounds personnel.
* Oversee the completion of resident service requests, ensuring quality workmanship and timely response.
* Develop and implement preventive maintenance programs for building systems, equipment, and amenities.
* Perform and oversee repairs involving plumbing, electrical, HVAC, appliances, carpentry, painting, drywall, and general building maintenance.
* Conduct regular inspections of the property, vacant units, common areas, and building systems to identify maintenance needs.
* Ensure vacant apartments are prepared and turned according to company standards and timelines.
* Coordinate and supervise outside contractors and vendors while ensuring compliance with property standards.
* Maintain inventory of maintenance supplies, equipment, and tools while controlling expenses within budget.
* Ensure compliance with OSHA regulations, local building codes, company policies, and safety procedures.
* Participate in the on-call emergency maintenance rotation and respond to after-hours emergencies as needed.
* Maintain accurate maintenance records, work orders, inspections, and preventive maintenance documentation.
* Assist with capital improvement projects and property renovations.
* Foster a positive team environment while providing outstanding customer service to residents and team members.## Qualifications
* High school diploma or GED required; technical or trade school certification preferred.
* Minimum of 3–5 years of apartment maintenance experience, including supervisory experience.
* Strong knowledge of HVAC, electrical, plumbing, carpentry, appliance repair, and general building maintenance.
* EPA Universal Certification preferred (or required based on company policy).
* Ability to diagnose maintenance issues and develop effective solutions.
* Strong leadership, organizational, and communication skills.
* Ability to prioritize multiple tasks in a fast-paced environment.
* Experience using property management software is preferred.
* Valid driver's license and reliable transportation, if required.##

Physical Requirements
* Ability to lift up to 75 pounds.
* Frequently stand, walk, bend, kneel, climb ladders, and work in confined spaces.
* Ability to work indoors and outdoors in varying weather conditions.
* Must be available for emergency call-outs and rotating on-call schedules.## Benefits
