University Partners is seeking an experienced, service-focused Maintenance Supervisor to lead the day-to-day maintenance operations of a student housing community. This hands-on leadership role is responsible for protecting the physical integrity of the property, developing the maintenance team, responding to resident needs, and ensuring apartments and community spaces are safe, functional, and move-in ready.
The ideal candidate is an organized problem-solver who can balance preventive maintenance, service requests, make-ready schedules, vendor coordination, budget awareness, and team leadership—all while providing an excellent resident experience.
What You'll DoMaintenance Operations and Resident Service
Deliver prompt, professional service to residents, guests, employees, vendors, and contractors.
Oversee daily maintenance operations and help maintain the overall appearance, safety, and functionality of the community.
Schedule, assign, and complete service requests, with a goal of responding to routine requests within 24 hours.
Keep the Community Manager informed of maintenance concerns, make-ready progress, corrective actions, and resident-related issues.
Inspect common areas, amenities, breezeways, parking areas, entrances, grounds, and other community spaces regularly.
Maintain a clean, organized, safe, and properly stocked maintenance shop.
Develop and manage cleaning, preventive maintenance, and property inspection schedules.
Maintain accurate maintenance records, work-order documentation, key logs, equipment inventories, warranty information, and required safety records.
Lead, schedule, train, and support maintenance technicians, groundskeepers, and other assigned team members.
Ensure appropriate maintenance coverage during operating hours, weekends, and on-call periods.
Establish clear expectations for uniforms, safety, work quality, productivity, and customer service.
Conduct regular team meetings and safety training.
Cross-train team members to support operational coverage and professional development.
Participate in interviewing, hiring, performance management, coaching, and retention of maintenance employees.
Review make-ready reports daily and coordinate apartment turns to meet move-in deadlines.
Inspect move-outs to determine the work, materials, painting, repairs, and vendor support required.
Update make-ready schedules and tracking systems each day.
Coordinate internal team members and outside vendors throughout the turn process, ensuring work is completed on time and meets quality standards.
Review completed work before approving vendor or contractor services.
Partner with the Community Manager before and after move-in to identify and resolve outstanding maintenance concerns.
Perform and document required property, unit, equipment, and safety inspections.
Maintain preventive maintenance schedules for HVAC systems, appliances, pools, irrigation, gates, life-safety equipment, and other building systems.
Oversee quarterly filter changes and inspect units for leaks, moisture, mold, HVAC concerns, and other maintenance needs.
Maintain emergency response plans and vendor contacts for critical services, including plumbing, electrical, gates, tree removal, and mold remediation.
Follow all applicable OSHA, EPA, ADA, environmental, and workplace safety requirements.
Maintain required Safety Data Sheet and regulatory records.
Monitor warranties for major equipment and ensure inspections occur before coverage expires.
Ensure community grounds, breezeways, amenities, parking areas, and entrances remain clean and well maintained.
Oversee pool maintenance and weekend coverage during the operating season.
Monitor trash and compactor operations and arrange appropriate coverage.
Conduct routine walks with landscaping and other service contractors to review quality, irrigation, and outstanding needs.
Coordinate vendor schedules, review completed work, and address performance concerns.
