Location: Johns Island

Vellamore is a home watch and house management company on Kiawah Island. Our clients are second-home owners who are here a few weeks or a few months a year and need someone reliable looking after the house the rest of the time.

We launch in September, and this is the first position we are hiring outside the family. The service is built — the scope, the standards, the reporting, the vetted vendor list. What we want now is someone with real depth in the field to pressure-test it, refine it, and own how it runs in practice. You would shape the operation in its first season rather than inherit someone else’s version of it ten years on.

Vellamore is one of several companies owned and operated by the Winter family, alongside an established marketing and technology agency and businesses in services and wellness. Brian and Bonnie Winter have been building and running companies for twenty years, and have owned a home on Kiawah for six. This is a new business with experienced ownership behind it, not a first attempt.

We do not do repairs and we do not mark up vendor invoices. A monthly management fee is our only revenue, so nobody here is ever asked to sell work to a client.

Why this job is different

Full time. $75,000 – $90,000. Medical and dental. Reports directly to the owners.

  • You are the first hire outside the family. The service is built — how it runs in the field is yours to shape from the first season.
  • Salary, not commission. No upsell targets and no maintenance revenue number.
  • No rentals. No guests, no turns, no housekeeping schedules, no midnight lockout calls.
  • We compete on the quality of the work, not on volume. That shapes how many properties one person carries.
  • Clients call you directly. There is no dispatch queue.
  • You report to the owners of the business. No regional manager, no franchisor, and decisions happen in one conversation.
The work
  • Scheduled property checks, twice monthly or weekly depending on the client’s contract.
  • Interior: humidity readings, leak checks under sinks and around water heaters and air handlers, running seldom-used fixtures, confirming refrigeration and alarms, watching for pest activity.
  • Exterior: perimeter walk, roof and gutters from the ground, crawlspace, decks and rails, docks and boardwalks, irrigation zones, exterior lighting, storm shutters and hardware.
  • Mechanical: HVAC run in both modes, filter changes on schedule, condensate lines, dehumidifier setpoints, generator exercise, pool equipment and chemistry, golf carts.
  • A written report with photos to the client the same day — what you checked, what you found, what it will cost, and when it gets fixed.
  • Vendor coordination: scheduling, meeting them on site, staying through the work, and reviewing scope and pricing before anything is authorized.
  • Storm and freeze prep, and a post-event check after any named storm or hard freeze.
  • Arrival and departure prep, and building the house file on each property — systems, shut-offs, warranties, vendor history.
  • Refining the operating standard, and helping decide who we hire next and how they are trained.
What we are looking for
  • Ten or more years in home watch, property management, estate management, facilities, or a residential trade. Coastal or Low country experience strongly preferred.
  • You know residential systems well enough to catch a problem early. You do not need to be licensed. You need to know what you are looking at.
  • You write well. The report is what the client pays for, and it goes out with your name on it.
  • You want a hand in shaping how the work is done, not just carrying it out.
  • You live close enough to be at a house within thirty minutes. This is not a Mount Pleasant commute.
  • Valid South Carolina driver’s license, clean background check, and able to be bonded. Available by phone for client emergencies outside normal hours.
