Description

The Facilities Supervisor role oversees all maintenance operations for The Spring House, Kiawah River’s flagship amenity complex featuring a pool, an outdoor spa, pool bar, dining room, event space, and a state-of-the-art fitness facility with locker rooms and saunas. The role additionally is responsible for facilities maintenance at The Farm House, the real estate sales office, and will take on future Kiawah River amenities as they come online.

This is a single-contributor role responsible for the day-to‑day upkeep of these facilities, ensuring they meet Kiawah River’s standards for safety, cleanliness, and guest experience by coordinating repairs, maintaining building systems, and implementing a proactive preventive maintenance program.

The role also oversees small capital improvements across these facilities — such as equipment upgrades, finish refreshes, and minor system replacements — working closely with the Spring House Manager and outside vendors.

• Perform and oversee maintenance and repairs across HVAC, plumbing, electrical, pool/spa equipment, and general building systems.
• Complete daily work orders and maintenance tasks, ensuring all work is completed safely, efficiently, and to Kiawah River standards.
• Conduct regular inspections of The Spring House, The Farm House, and the real estate sales office, including pool areas, fitness center, and common spaces.
• Develop, implement, and maintain a comprehensive preventive maintenance program for all equipment and systems across The Spring House, The Farm House, and the real estate sales office to extend their operational life.
• Respond promptly to repair requests and troubleshoot issues to determine root cause.

• Identify and recommend small capital improvement needs across The Spring House, The Farm House, and the real estate sales office, such as equipment replacements, finish updates, and minor system upgrades.
• Coordinate directly with the Spring House Manager and vendors to schedule and complete approved small-scale improvement work with minimal disruption to residents and guests.
• Track costs, timelines, and vendor performance for small capital improvement work to ensure quality and budget alignment.
• Prepare budget forecasts for upcoming small capital improvement and major maintenance needs to support annual planning.
• Route expense approvals for capital project work to the Director of Property Management.

• Maintain a professional, courteous, and hospitality-focused attitude when interacting with residents, members, and guests.
• Communicate clearly with residents and guests about maintenance timelines.
• Follow up on completed work to confirm resident and guest satisfaction.
• Partner with the Spring House Manager to address recurring facility concerns affecting the member or guest experience.

• Manage relationships with outside vendors, contractors, and service providers for routine facility maintenance and small capital improvement work.
• Obtain competitive bids for small-scale maintenance and improvement work, in coordination with the Spring House Manager.
• Maintain an inventory of supplies, tools, and equipment; order and restock as necessary to ensure operational efficiency.
• Identify cost‑saving opportunities while maintaining high‑quality facility standards.

• Ensure compliance with OSHA, safety regulations, building codes, and environmental standards.
• Maintain safety data sheets (SDS) and enforce proper use of personal protective equipment (PPE).
