What You'll Do

As a Preventative Maintenance Specialist, you will identify, perform and conduct preventive and corrective maintenance as necessary to support Asset Performance Management, utilizing the Computer Maintenance Management System (CMMS) for continuing maintenance, operations, and safety issues.

Responsibilities include:

  • With input from the Director and Assistant Director of Maintenance, be able to develop an understanding of the various system components of equipment.
  • Research equipment manuals to determine repair requirements and recommend effective preventive maintenance.
  • Oversee facility CMMS software, including but not limited to the following:
    • Identification of equipment by hierarchy (Location, System, Equip, I.D.)
    • Identification/ labeling of equipment using established equipment identification codes.
    • Inputting equipment information into CMMS.
    • Assigning priority codes to work orders and frequency schedules for preventive maintenance work orders.
    • Scheduling corrective and preventive repairs based on priority.
    • Initiating and closing of work orders
    • Recording of maintenance performed in support of equipment repair history.
  • Develop and maintain a Maintenance Manual Library/ Records Library.
  • Maintain inventory of all stock pertaining to equipment maintenance.
  • Participate in the Safety and Quality Assurance committees. Ensure that identified deficiencies or preventive maintenance requirements are entered into the CMMS.
  • Attend departmental and staff meetings as directed or called.
  • Attend and participate in educational classes and on-the-job training programs, etc., as scheduled, or as directed.
  • Follow all established safety procedures and precautions when performing maintenance services.
  • Assist others in Maintenance Department, as needed.
  • Perform duties required to meet emergency or special occasions such as fire, storms, power outages, lift station outage, water break.
  • Responsible for knowing the location and operation of critical equipment and systems.
  • Performs other related assignments as required.

Qualifications

  • Must possess a high school diploma or its equivalent.
  • Must be competent in using the Windows operating system and related software applications.
  • Must be able to develop proficiency in facility CMMS software eMaint.
  • Experience in a maintenance/plant-related position a plus.
  • Must be able to read, write, speak, and understand the English language.
  • Must possess the ability to make independent decisions, to follow instructions and to accept constructive criticism.
  • Must possess the ability to deal tactfully with personnel, residents, family members, visitors,government agencies/personnel, and the general public.
