Maintenance Supervisor (Apartments) Job Overview
We’re looking for an experienced maintenance supervisor to lead day‑to‑day maintenance operations across our apartment community. This role is responsible for keeping the property in excellent condition, managing a small team, and making sure work orders, turns, and preventative maintenance are handled efficiently. The right person is hands‑on, organized, and knows how to hold a team accountable while keeping residents taken care of.
WhatYou’ll Do
- Oversee daily maintenance operations, including work orders, unit turns, and ongoing repairs
- Supervise, train, and support maintenance staff to ensure quality work and productivity
- Perform and enforce preventative maintenance schedules to reduce downtime and costly repairs
- Conduct regular property inspections and address any safety or maintenance concerns
- Maintain and service pool and spa areas, ensuring proper chemical balance, cleanliness, and safe operation
- Prioritize and assign work orders, ensuring timely completion and strong resident communication
- Assist with more complex repairs (HVAC, plumbing, electrical, etc.) as needed
- Manage inventory, supplies, and maintenance budgets
- Coordinate and oversee outside vendors and contractors when necessary
- Ensure all work is completed in compliance with safety standards and company policies
- Maintain accurate records of maintenance activity, expenses, and completed work
- 3+ years of maintenance experience, with at least 1 year in a supervisory or lead role (apartment experience preferred)
- Strong working knowledge of HVAC, plumbing, electrical, and general maintenance
- Experience maintaining pools and spas, including chemical balancing and equipment upkeep
- Current CPO (Certified Pool Operator) certification required
- Ability to lead a team, delegate tasks, and hold others accountable
- Experience managing unit turns and working in a fast‑paced environment
- Solid troubleshooting and problem‑solving skills
- Comfortable using maintenance tracking systems or property management software
- Strong communication skills with both residents and team members
- Ability to be on‑call for after‑hours emergencies, if required
- Valid driver’s license and reliable transportation
- HVAC certification (EPA preferred)
- Experience with budget management or cost control
- Background in multi‑family or property management environments
- Bilingual (English/Spanish) is a plus
