Building Maintenance Mechanic II – Facilities Management

Responsibilities- Maintains various types of building and mechanical systems to include, but not limited to: refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas, and fire protection systems, Energy Management, and Work Order Management systems.
- Under limited supervision, ensure safe and efficient operation of various types of mechanical systems, and follow through to completion any required repairs, maintenance and alterations.
- Participates in skilled maintenance and repair of HVAC systems, electrical, buildings and structures and ensures they are well-maintained, including boilers, chillers, pumps, heat exchangers, air handling equipment, variable frequency drives and remote terminal units.
- Leads or participates in skilled work on ceilings, walls, floors, roofs, doors, windows, furniture, framework, drywall, and locks.
- Ensure maintenance of all systems as required by applicable codes and standards.
- Log equipment performance readings as assigned.
- Ensure personnel are trained and supplies are available to keep all structures in good repair.
- Stay abreast of Building Maintenance Mechanics by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
- Maintain building components such as ceilings, walls, floors, roofs, doors, windows, elevators, stairways and building interior & exterior.
- Perform preventive maintenance measures.
- Maintain inventory of repair equipment and supplies.
- Review work orders daily and complete associated tasks/repairs by type/priority.
- Perform other maintenance duties as requested.

- Working weekends and different shifts will be required.
- Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocols.
- Make initial determination of how to affect repairs and refer extensive repairs to appropriate technician.
- Perform job‑related tasks other than those specifically presented in this description.
- Requires the ability to work under/handle stressful situations.
- Must be a quick thinker and display positive emotional behavior, as well as apply positive social skills with co‑workers, vendors, customers, and patients.
- 6 years of experience maintaining commercial/industrial building systems.
- Due to insurance regulations, must be at least 21 years of age with a valid SC driver’s license.
- High School/ GED.
