Job Description Summary

Greystar has an immediate opening for a Part‑Time Groundskeeper for an upcoming 200+ community located in Spokane Valley. The schedule is Monday‑Friday 8 am‑12 pm.

The role requires physical activity, customer‑service skills, and attention to detail to maintain the community’s grounds, amenities, and curb appeal.

What Your Day Might Look Like
  • Being part of a team and having fun while providing excellent customer service
  • Maintain and inspect community spaces and entrances during the day
  • Remove debris and clean outdoor areas
  • Work with the property team to remove trash and remaining items from vacant apartments prior to make‑ready
  • Pull out and put in trash and recycling containers on a weekly basis
  • Maintain sanitation in trash rooms
  • Distribute notices and communication to residents as needed
What We Are Looking For
  • Previous groundskeeping experience preferred
  • Ability to lift up to 50 lbs without assistance
  • Ability to work outdoors in various elements
  • Excellent communication skills (reading, writing, effective communication)
  • Knowledgeable in safe use of hand tools, power tools, and mechanical equipment

Essential Responsibilities
  • Inspect the community throughout the day to remove litter, debris, and pet droppings; keep common areas and amenities neat
  • Remove trash and remaining items from vacant apartments before make‑ready; transfer trash to dumpster or storage as applicable and clean storage areas
  • Complete assigned minor and routine service requests from the Service Supervisor or Community Manager, and assist the make‑ready specialist
  • Change locks per property policy and ensure gates to all pool areas function per codes and safety standards
  • Distribute notices and communications to residents as necessary
  • Inform supervisors of any hazards or dangerous situations for residents, team members, guests, and others
  • Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints about maintenance services
  • Comply with Greystar’s safety and risk‑management policies by attending safety meetings, completing required OSHA and other safety training, and reporting accidents promptly
Required Licenses or Certifications
  • Valid driver’s license required to operate a golf cart on property
Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  • Push, pull, lift, carry, or maneuver weights of up to 25 lbs independently and 50 lbs with assistance
  • Travel may be required to assist other properties, attend training, or attend business meetings
  • Work a flexible schedule, including call periods during evenings, weekends, and holidays
Additional Compensation
  • Corporate positions: may participate in a quarterly or annual bonus program
  • On‑site property positions: may participate in weekly, monthly, and/or quarterly bonus programs
