Groundskeeper (Entry Level)

Bella Tess has an immediate opening for an entry level Groundskeeper. Our team members are high performers that care about customer service and exceed expectations. The Groundskeeper plays a critical role in our success by ensuring the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal while providing support to the service team members.

What

Your Day Might Look Like

Maintain & inspect community spaces and entrances/exits throughout the day, keeping them clean.
Remove debris and clean outdoor areas.
Work with the property team to remove trash and remaining items from vacant apartments prior to the make‑ready process.
Pull out and in trash and recycle containers on a weekly basis per scheduled pickup days.
Maintain sanitation in trash rooms.
Distribute notices and communication to residents as needed.

Essential Responsibilities

Inspect the community throughout the day to remove litter, debris, and pet droppings, ensuring all common areas and amenities are neat.

Remove trash and remaining items from vacant apartments, transfer trash to dumpster or storage, and maintain storage areas.

Complete assigned minor and routine service requests as directed by the Service Supervisor or Community Manager, and assist the make‑ready specialist in the turn process.

Change all locks in accordance with property policy and ensure pool area gates are working per codes and safety standards.

Distribute notices and communications to residents as necessary.

Inform appropriate supervisors of any observed hazards or potentially dangerous situations.

Demonstrate customer service skills by treating residents respectful, answering questions, and responding sensitively to complaints about maintenance services.

Comply with safety and risk‑management policies, attend routine safety meetings, complete required OSHA and other safety training, and report accidents and incidents promptly.

Qualifications

Previous groundskeeping experience is preferred.
Ability to lift up to 50 lbs without assistance.
Ability to work outside in varying weather.
Excellent communication skills: ability to read, write and communicate effectively.
Knowledgeable in safe use of hand tools, power tools, and mechanical equipment.

Required Licenses or

Certifications:

Valid driver’s license to operate a golf cart on property.

Physical Demands: Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry weights up to 25 pounds independently and 50 pounds with assistance. Flexible schedule may include evenings, weekends, and holidays.

Hourly Range: $18.00 - $18.75
